The real estate industry plays an important role in many industries in China,which has greatly promoted the economic and social development of China.However,in recent years,the government has issued various regulatory policies and a series of regulatory means,which make the value of real estate return to the residential property rationally.The introduction of policies has caused certain fluctuations in the real estate market,and the profitability of major enterprises has declined significantly.The primary factor affecting the economic benefits of enterprises is cost.In order to maintain the competitiveness and profitability of enterprises,it is necessary to strengthen the cost management,the decision-makers need to manage and control the cost reasonably and scientifically.Then the real estate project cost management must be strictly controlled,and the cost management of the whole life cycle of the project is more systematic and refined.Based on the study of relevant literature and the existing theoretical knowledge of cost management,this paper deeply studies the cost management of H real estate development project,builds the cost optimization system of H real estate project,and realizes the cost management of real estate project without affecting the quality and progress of the project.Through the detailed analysis of the problems in each stage,the paper designs the cost management process system for each stage of the H real estate development project.The cost management system includes the work content,process system and cost optimization scheme in each stage of the project.The cost optimization in the project decision stage is that the H real estate project should conduct in-depth market research and pay attention to investment estimate.In the design stage,the design quota is combined with the reward and punishment method to optimize.In the stage of project bidding and procurement,sort out the bidding system and strictly control the bidding process.In the construction stage of the project,strengthen the examination and approval of the change and visa,and improve the dynamic cost management.In the stage of project completion and post evaluation,we should pay attention to the establishment of database and optimize the post evaluation system of project cost.In order to ensure the smooth implementation of the above measures,this paper puts forward a series of effective measures in the process of cost management,improve the cost management awareness of employees,establish a regular assessment system and build an information platform,so that cost management can be effectively implemented and provide certain reference for the construction of subsequent projects,Also,it achieves the goal of the project cost optimization and the maximum enterprise benefit.
