Study On Partnership Management Model Of LX Real Estate Enterprise

With the development of China's economy,the real estate market is becoming more and more mature.Facing the increasingly fierce market competition,many real estate enterprises seek diversified development and cross-regional development.Therefore,it is beneficial to form the new partnership management model from the traditional management mode,which is strategic option to cope with competition and gain market advantage.It is proved that a limited partnership owns various advantages on the operation and development of venture capital.It has become a mainstream model of the foreign venture capital institutions and be used to well solve the financing problem for the domestic real estate enterprises since credit financing is increasingly restricted.A limited partnership can be a new organization form for domestic small real estate enterprises to widen the financing channels.This thesis first explores related basic theories of real estate enterprise partnership and defines the management mode of partners on the basis of related concepts.Secondly,it puts forward the implementing plan of partnership organization,department operation and daily management system,to improve decision-making efficiency of the limited partnership group and raise the operation efficiency in the whole process as well as share resources of knowledge accumulation.Finally,it takes some representative real estate enterprises held in partnership as study object.Empirical results show that the ideas based on partnership system is effective and can well solve the problems caused by diversification of development forms,complicated cooperation pattern,and temporary project team.Comprehensive professional and technical guidance are offered based on professional functional lines,ensuring complete control of the key items of the projects,fully making the implementation of the enterprise's product strategy.This thesis has certain theoretical value and practical significance by studying the partnerships in real estate,hoping to provide some reference for the relevant enterprises.With comparative analysis and case method,adsorbing and integrating previous research results,effects of partnership based on the real estate ecosystem are seen intuitively and scientifically,effectively making up for the inadequacy of past partnership.
