| China’s real estate industry plays an important role in the national economy.Its strong correlation can increase employment opportunities,promote the development of related industries,increase fiscal and tax revenue,and accelerate the urbanization process.The booming real estate industry and the increasing number of domestic and foreign real estate enterprises enable consumers to have more choices.In combination with the current environmental status and development trend of China’s real estate industry,it is necessary for real estate enterprises to combine their own actual situation to build a brand with competitive strength and reserve enough strength to cope with market competition.Therefore,real estate enterprises should pay more attention to what kind of profit model is the most suitable for their future development,which requires an in-depth understanding of various profit models.Therefore,how to effectively analyze the profit model to correctly recognize the advantages and disadvantages of various profitability is of great significance.This paper mainly analyzes the profit model of public-private partnership.Since its entry into the real estate industry in 2000,China’s Fortune Land co.,ltd.has established many real estate projects and formed its own unique competitive advantages.This advantage is mainly reflected in its special profit model--public-private partnership(PPP).In recent years,as China’s economy has entered the "new normal" stage of development,the gap between government revenue and expenditure has been widening.The new budget law limits the financing of local governments on investment and financing platforms,making them turn to seek social capital to participate in the construction of various public utilities,thus promoting the development of PPP model.The gu ’an model of China Fortune Land Co.,Ltd was selected into the PPP demonstration project of the national development and reform commission for its creative typical experience.A large number of PPP projects have greatly increased the operating income of China’s Fortune Land co.,ltd.,and the company’s value has been rapidly improved.This paper mainly uses three research methods,including case study method,literature study method and comparative analysis method.Starting from the basic theory of profit model and public-private partnership model,it analyzes the situation of the company’s profit model by integrating financial management,financial accounting and other relevant knowledge.In this context,this paper hopes to analyze the profit model of China fortune foundation co.,ltd.through the case study of financial accounting statements.This paper is mainly divided into four parts.In the first part,the research background and significance of this paper are presented,and the research results on the real estate profit model at home and abroad are briefly reviewed,and the research methods and research ideas of this paper are proposed.The second part,the real estate enterprise profit model related theory research,from the profit modelThe basic concepts and characteristics of profit model are analyzed from the perspective of relevant basic theories.And analyzed several main real estate profit models.The third part takes China fortune foundation co.,ltd.as an example to make a specific analysis,starting from the two aspects of operation mode and income mode,and at the same time to conduct a specific study on several main factors affecting the profitability of China fortune.In the fourth part,taking China Vanke Co.,Ltd.As the comparison method,the author compared two different profit models in terms of non-financial factors and financial indicators,and analyzed the advantages and disadvantages of China’s Fortune Land co.,ltd.profit model.A deeper understanding of the characteristics of this profit model,the advantages and disadvantages of this model will be in-depth mining,so as to better make decisions for the development of the company.In the end,specific operation Suggestions are put forward for China’s Fortune Land co.,ltd.,as well as the prospect of the future development of the company and the industry,as well as the enlightenment to us through the analysis of this paper. |
