The Commercial Real Estate's Research On The Light Asset Operation Model And Financial Strategy Selection

With the rapid development of China's urbanization,domestic commercial real estate industry is beginning to show the trend of rapid development,a large number of real estate companies have entered the field of commercial real estate,the year of 2014 is an important year for commercial real estate,the residential real estate lagged far behind and the investment growth rate of commercial real estate was more than the residential real estate for the first time.But the rapid development of the commercial real estate industry has been entered into the age of stock,competition is becoming increasingly fierce.Commercial real estate enterprises rely on bank loans for financing channels,self investment,self construction,self-management of the traditional management of heavy-asset strategy has drawn more and more concerns,It is difficult for commercial real estate enterprises to gain a favorable position in such fierce competition and to achieve a lasting and stable development Therefore,how to seek innovation of operation,mode,which is based on their own advantages,and then achieving a new profit,they have become the most important things that enterprises need to consider,"minimum capital,leverage the biggest profit" as the concept of the light asset operation mode is like fresh blood and a new direction for commercial enterprises' thinking.However,how to realize the transformation of operation mode,this problem still needs to be solved.Therefore,this paper uses case study method and select the leading commercial real estate in China——Wanda Commercial Properties,which has been carry out the light asset operation mode from the end of 2014,by using the existing public data and Wanda Commercial real estate 2011-2016 years of open financial data of the key financial indicators of light asset operating mode of financial strategy research.first of all,this paper is based on the light asset operation mode of Wanda Commercial Properties and then the light asset operation mode is to be analyzed;secondly,the specific content of the financial strategy is to be studied;Finally,evaluating the effect of the financial strategy.This study finds that the light asset operation mode is not only realized by innovating the investment and financing mode in the internal and external environment,but the financial strategy of Wanda Commercial Properties promotes the realization of enterprise light asset operation mode,and has a positive positive significance to the financial performance of Wanda Commercial Properties.In theory,in order to attract more attention in academic circles on the commercial real estate asset light model,to further improve the research on the asset light business model;in practice,also hopes to be helpful to the management of other commercial enterprises in our country by this study.
