Financial Research On The Transformation Of Real Estate Enterprises Under The Asset-light Strategy

The traditional development model of the real estate industry can not be sustained,the government to reduce the policy dividend,exacerbated the traditional development model under the part of the real estate enterprises to combat,so in recent years more and more land companies try to transform light assets,The role of the property into the role of the operator.Real estate light asset operation mode is characterized by small-scale,light assets and high returns.It is an ideal choice for solving the current inventory pressure,capital chain tension and high cost.Based on the comparison of the characteristics of real estate enterprises 'light and heavy assets operation mode,this paper summarizes the financial characteristics of real estate enterprises' light assets operation,and expounds them from the analysis of industry-enterprise-case analysis.In this paper,vanke real estate enterprises as the research object,it is our country real estate industry benchmarking enterprise,also is in the current situation,an earlier batch of light asset operation mode transformation of enterprise are put forward.Vanke,draw lessons from international light more mature real estate enterprise assets operation mode,makes a preliminary attempt,by 2015,its light assets operating strategy to have a positive financial performance,the operating results in this paper,its light assets shall be certain exploration.The study found that Vanke in the transformation of light asset strategy to take a series of measures.These measures have had a positive effect in improving revenue,reducing costs and improving cash flow.This paper hopes to analyze the transformation strategy of Vanke in light from the financial perspective,and provide some enlightenment for the transformation of other real estate enterprises in China.
