| From the proposal of structural reform on the supply side in 2015,the real estate industry has officially entered the path of comprehensive reform.From 2016 to 2017,the overall destocking effect of the real estate industry has been significant,and a number of homebuyers have also been introduced.Under the impetus of the market economy and the rapid progress of urban integration,the real estate industry has entered a prosperous period in the past five years.A number of data prove that this industry is one of the important industries that drive China’s GDP growth.From the microscopic point of view,it is closely related to the daily life of the residents;in macro terms,it is highly connected with many industries.And to a certain extent,it has been used as the weather vane of the national economy and has occupied an important area of the national economy.It is because of the strong influence of the development of the real estate industry that it is necessary to evaluate the financial performance of real estate companies.This paper uses case study method,field investigation method and other methods,takes C real estate company as the research object,and studies the financial performance evaluation of C real estate company based on the efficiency coefficient method.There are six parts in this thesis: The first part is the introduction,expounds the research background and significance,the research contents and methods,and innovations.The second part is the theoretical basis of this article,including performance management theory,financial management theory,stakeholder theory.The third part firstly elaborated the status quo of the financial performance evaluation of C real estate companies,and then analyzed the existing problems and reasons.The fourth part analyzed the applicability of the efficiency coefficient method in the evaluation of financial performance of company C;Based on the status quo and business needs of Company C,the company’s financial performance evaluation system was reconstructed based on the efficiency coefficient method.Index selection and weight calculation were performed.Evaluation criteria values were determined and simulation analysis was carried out.Financial performance of real estate companies was also proposed.The evaluation recommendations;the sixth part is the conclusion of the study.Real estate companies can evaluate financial performance,which is conducive to the company’s understanding of its true business management.Constructing a set of financial performance evaluation system that matches the characteristics of real estate companies is helpful to analyze and evaluate the problems in the business process,objectively evaluate the business results,and respond positively to potential risk points to improve the business efficiency.It not only promotes the sustainable development of the company,but also has an important influence on the improvement of the company’s own management level and the improvement of its core competitiveness. |
