Research On The Performance Evaluation Of H Company Based On The Efficiency Coefficient Method

In the past decade,the real estate industry has been playing the role of the pillar industry of China’s national economy,and it is also a prosperous era for the development of the real estate industry.Since 2015,the CPC Central Committee has paid special altention to the h ealthy development of the real estate market,and local governments have also issued various reform policies and policies for the benefit of the people,which all reflect the importance of this industry.Moreover,a number of data show that the development of th e real estate industry is the vane of national economic development.On the one hand,it directly affects residents’ living,which means that it affects people’s livelihood;on the other hand,it affects the development of many other in dustries.As the main body of the real estate market,the operation quality of the real estate enterprise has a direct impact on the development of the real estate industry.The operation performance evaluation just can fully reflect the actual situation of the company’s operation.Therefore,it is necessary to implement the operation performance evaluation of the real estate enterprise.In view of the importance of the real estate industry to the national economy,this paper uses case study method,on-the-spot investigation method and qualitative and quantitative analysis method to build a complete business performance evaluation system around H company,and carry out a comprehensive business performance evaluation on H company.This paper consists of the following six parts:the first mock exam is the introduction,which explains the background and significance of the research.reviews the research status of performance evaluation,and expresses the innovation of the paper.The second chapter is the relevant theoretical basis,including the related financial management,principal-agent,stakeholders,performance management theory,in which the performance management theory part defines the concept of business performance evaluation from a broad and narrow perspective,and points out that this paper is to take its broad management performance perspective,and points out that this paper is to take its broad management performance evaluation.The third chapter is the analysis of the current situation of H company’s business performance evaluation,including the disadvantages of the appearance and the causes of these disadvantages.The fourth chapter is to build a new business performance evaluation system,which is mainly based on the efficiency coefficient method to build a new business performance evaluation,including the construction of financial performance index system and management performance index,and through analysis,calculation,simulation,the final business performance evaluation results are obtained.The fifth chapter puts forward corresponding improvement measures and suggestions based on the results of H company’s business performance evaluation.The sixth chapter is the conclusion.To sum up,this paper constructs a set of performance evaluation system based on the efficiency coefficient method with real estate companies as the performing objects.The research method is objective and practical,and the conclusions are objective and neutral,which has certain reading value and practical significance.
