With the development of economy and the progress of science and technology,the function of the urban development in the direction of the diversified,integrated,people in modern city residential demand continues to increase,the layout of the high-end residential has become an important content of urban planning and construction.Investment environment in the face of changing,increasing market competition,from the perspective of reducing investment risk,increasing the utilization of funds,the economic evaluation of the project,to reduce project investment risk,improve the economic benefit of project investment is of great significance.In this paper,it fist introduces the general situation of the construction of the HJ housing project and market environment of the project market positioning analysis,from the project of building plan,market,policy,project positioning,etc are analyzed.Using the theory and methods of financial management and the project investment,investment in HJ area residential projects payback period,internal rate of return and net present value analysis and evaluation on the financial indicators.The paper analyzes and evaluates the risk of residential project in the city's HJ housing.Measure the break-even point of the HJ housing project in the city of Anqiu;To analyze the sensitivity of the project,the design change in the project investment and project construction cost variation,influence on HJ housing project yield,and further analyzes HJ housing project macro economic benefits,concrete analysis of the project construction,employment,tax effect on economic growth and environmental improvement.On this basis,the paper based on the fuzzy comprehensive evaluation method to construct HJ housing project economic evaluation model,from the financial indicators,uncertainty analysis and macro benefit three aspects to build index system,the LS area residential projects of comprehensive evaluation on the economic benefit and macro benefit,and the evaluation results were analyzed.Finally,the forecast analysis on HJ housing project risks,including policy risk,market risk,financial risk and economic risk management,through the analysis of the risk of root cause,and puts forward relevant countermeasures and Suggestions,so as to reasonable control.
