Study On Investment Benefit Evaluation Of AC Community Project In Jinzhou City

With the gradual advancement of the urbanization process in jinzhou,the real estate investment in qiaonan plate is also responding to the policy of expanding the eastern union to the south of jinzhou.As the state control of the real estate industry,the continuous development of the investment environment change,real estate developers not only need to fully consider its earnings before the investment decision-making ability,but also to consider the effects of the project on society and environment,that is,from the state and society level to conduct a comprehensive benefit analysis and evaluation,in order to improve this project income,reduce the investment risk is of vital significance.This paper takes the AC community project as the research object.First,it studies a large number of domestic and foreign relevant literatures on investment benefit evaluation to make theoretical basis for empirical analysis.Then,it introduces the location,scale and supporting facilities of the AC community project.On this basis,it further analyzes the investment environment of the AC community project from three aspects of policy environment,economic environment and market environment,so as to provide a basis for the accurate positioning of the project.Then,on the basis of collecting and sorting out relevant data,the total investment,related expenses and profits of the AC community project were estimated,and the subsequent benefit analysis provided data support.Secondly,from the financial benefits,social benefits and environmental benefits of AC community project carried out a comprehensive analysis.Specifically,financial benefit analysis is carried out from three aspects: profitability,solvency and uncertainty analysis.From the regional development,social stability and human life aspects of social benefit analysis;In the analysis of environmental benefits,the theory of externality is applied to analyze not only the benefits of residential environment and energy conservation,but also the environmental pollution caused by construction.Thirdly,the evaluation index system is constructed,weights are given by analytic hierarchy process and investment benefit is evaluated by fuzzy comprehensive evaluation method,so as to obtain the result of investment benefit evaluation.Finally,according to the evaluation results,the corresponding safeguard measures are proposed to ensure the investment benefit of AC community project.The concrete manifestation is to raise funds actively,strengthen cost control and do a good job in final accounts to ensure financial efficiency;From the implementation of quality management,contract management,with the help of public relations platform to protect social benefits;From the implementation of construction standards,input environmental protection costs and implementation of environmental protection measures to ensure environmental benefits.
