AAA Project Feasibility Research Of Chengdu YZ Real Estate Company

With the increasingly deepening of China’s reform and opening and high-speed development of the domestic economy, the pace of urbanization process has been accelerating gradually, bringing the prosperity and development of all walks of life. Real estate has become a pillar industry of the national economy, making great contribution to China’s economic boom. Because the real estate industry has the characteristics of large investment and long construction period, and is vulnerable to the influence of national economy, national policy, consumption level, consumption psychology, area and other many uncertain factors, it may lead to more problems in the development of real estate. A error in subjective judegment, blind construction will give developers huge losses, and also cause serious waste of the social resources.Therefore, real estate feasibility study is an important mean to avoid mistakes in policy making and blind construction. Feasibility study integrated multi-disciplinary knowledge (finance, project management, marketing etc.).On this basis, this paper tends to do some feasibility research on the AAA real estate project. This paper begins with recently macroeconomic of Chengdu PI county which is the place of project, analyses the recently economic environment of Chengdu PI county, the industry layout and development, government policy, city and area planning, based on this, the study also analyses real estate customers and competitors of the Chengdu PI county recently, the main products, residential door model, area and the price. Through the former study, this paper provides AAA real estate projects with whole development planning, put forward suitable local property orientation, the size of the proportion, the property layout and the disposal measures. These provides the operation of the development of AAA real estate project with an effective and practical reference value.The paper also do some expected estimation of the economic benefits in financial for the development of the AAA project, proposing the scientific advice and control risk method for the operation of the project. The final financial budget shows that the development of AAA real estate project is valuable.
