Compound real estate is an innovative operation mode after the transformation of traditional real estate,which originates from the dilemma of the conventional industry and the background of rapid urbanization in China.It is treated as a win-win development model which combines the business interests,the public and the regional development.However,due to its late start,the wide range of operation and the effects from both the external and internal,compound real estate is difficult to operate and confusing in practical developments,and most of compound real estate companies cannot get rid of the traditional model that profits from the property management.Therefore,it is significant to research compound real estate for the stable development of regional economy and real estate industry.The TX project of ZX corporation,“real estate + business + amusement + hotel + pension”,has been operated for twelve years.This paper mainly analyzes its operation model,existing problems and available improvements to draw a periodic conclusion and point the way.Without any research method on the business model of compound real estate,this paper establishes its business model from three perspectives,operation logic,operation efficiency and operation improvement to realize a scientific and reasonable research.First,we form a general business analysis model by the reviews of main business model,the key words extraction and the summary.Furthermore,we extend the basic model into a specific one which combines the feature of compound real estate.Second,we form the operation analysis system by concluding the references and provide a quantitative analysis method for its business model.Third,we improve the business operation by defining the select principals and benchmark analysis.Meanwhile,this paper applies this specific analysis model to analyze value orientation,creation and distribution of TX project.Through the analysis of the government statistical data,the enterprise financial and operation data,the operation efficiency of the business model is evaluated,which shows that the business mode of TX project can create economic and social benefits.Finally,we compare the business model of CFLD,OCT with ZX to search for its innovative and optimal orientation.
