The Research About Good Faith Question Of The Real Estate Enterprise

China has undergone rapid changes in the real estate industry with reform and opening up, a powerful impetus to the development of the national economy and improving the people's living conditions, China's real estate industry has become a new economic growth point and the mainstay industries of the national economy. However, because of long period of the planned economy, the government enterprises and individual consumers, under the market economy, moral values were not strong sense of credit and credit, and the state is no existing credit management system, the laws and regulations related to construction lags seriously behind, the real estate market there supervisory mechanism is not sound, causing serious lack credibility in the real estate business, the credibility crisis in the real estate business has become one of the key problems in the real estate development business.Construction of the real estate business integrity is the key problems facing the real estate business in order to promote the sound development of the real estate market. How to scientific and reasonable construction Real Estate Index System reasonable integrity and credibility of the real estate business is a very important comprehensive evaluation practical significance. Given the current real estate business has not been good faith index system, therefore this paper combine the characteristics of the real estate business, analysis of the factors affecting the real estate business integrity, structural model used to explain, construction of a sound scientific integrity of the real estate business indicator system, introduced Analytical Hierarchy Process given weight to all indicators. By using fuzzy comprehensive evaluation of a case of real estate enterprises integrity of the comprehensive evaluation, based on the index system of integrity in the real estate business, finally made a number of recommendations response about how to build business credit of the current real estate.The author completed the following main aspects in this paper:(1) Combination the real estate business, summed up the main performance of side in the real estate business, explored the main hazard of side in the real estate business, and analysis the main reason of side for the real estate business.(2) Establish the Structural model to explain of integrity for the real estate business, made the factors that affect the integrity of the real estate enterprises systematic, explain the specific steps for the establishment of structural model in detail.(3) Construction the index system of integrity in the real estate business based on structural model to explain of integrity for the real estate business, the index system is scientific,systematic and levels,feasibility,comparability and dynamic.(4)Given the weights to each indicator with the analytic hierarchy process, and introduced specific application of the analytic hierarchy process about how to given the weights to each indicator in the index system of integrity in the real estate business with a detailed briefing case. Through the weight value can analysis the focus of how to construction the index system of integrity in the real estate business, and made a base to comprehensive evaluation of the real estate business integrity.(5)Made a comprehensive evaluation of the integrity to the index system of integrity in the real estate business with Fuzzy comprehensive evaluation, and introduced specific application of Fuzzy comprehensive evaluation about made a comprehensive evaluation of the integrity to the real estate business. And for grading to the integrity of the real estate business, with the International "third-level" rating method , on this basis, the integrity of the real estate firms grades can be drawn according to the results of fuzzy comprehensive evaluation, this is essential if we are to enhance the integrity of the real estate business have practical significance.(6) Made a number of recommendations responses from the micro and macro aspects of integrity to improvement of real estate enterprises according to the real estate business conditions and integrity analysis of the reasons for the lack credibility in the real estate business: 1,the Internal channels that improve the integrity of the real estate business: strengthen the integrity awareness of the real estate business training,strengthen internal oversight of the integrity of the real estate business,build brand integrity of real estate enterprises,construct the outstanding real estate enterprise culture,formulate and implement the correct long-term strategic objectives of the real estate business; 2,the external ways that Build business credit: establish a clear system of property rights,establish an effective legal system,strengthen the building of a social credit system,establish a social credibility supervision mechanism,strengthen the ideological and moral concepts.
