Traditional real estate management is mainly aimed at two-dimensional parcel,and takes parcel surface rights as basic unit to register and administer.With the development of the social economy and the constant expanding of cities,the utilization of land is not confined to surface anymore,it has reached out to overhead and underground spaces.Many buildings,structures and infrastructure have been extended from surface into underground and ground space.The types of real estate is increasing,while the scope of property rights is extending to three-dimensional.With the implementation of the real estate unified registration system,traditional real estate management mode which is two-dimensional and single object one,has been difficult to meet the need of current real estate management.So,we present a new three-dimensional real estate management method combined with 3D spatial information technology and real estate management.This paper focuses on spatial data model and spatial relations model of 3D real estate.The major work implemented are presented as follows:(1)In this paper,we take real eatate right which is mentioned in the "Real Estate Registration Interim Regulations" as basic unit and research object to expand relevant tree-dimensional real estate management work.This kind of basic unit is called property volume in this paper.We take right entities of real estate as basis,use right space as reference,analyze the characteristics of real estate and give the definition and representation of property volume.(2)After given the expression of property volume,the further work research on how to abstract all types of property volume and real estate related right entities and use geometric solid to model and represent them.As three-dimensional real estate management should support multi-purpose,the data mode not only need to express the spatial shape but also to support the three-dimensional real estate related spatial analysis and calculation.Through comparing and analysing the merits of various types of 3D spatial data model in real estate expression and management,and considering the needs of rights entity modeling,expression,visualization,spatial analysis and calculation,we establish a hybrid model which integrated advantages of facial model and volumetric model.(3)The 3D real estate spatial data model which we have adopts B-Rep model to express the shape of property volume,and uses the simplex-complex model to realize the spatial analysis and calculation of real estate.In order to realize this two kinds of models,and implement transformation of these models,we have studied the simplex and simplex-complex theory,puts forward the way and related algorithm to implement the boundary representation model and simplex-complex model,and implement the conversion between them.(4)To describe the multi-dimensional complex spatial relations among real estate,we put forward a 3D spatial topological relations model which is based on dimensional model to represent the 3D topological relations of real estate.Based on the voxel model of real estate 3D spatial data model,we design an algorithm to implement related model.(5)In order to verify the feasibility and validity of established model and related algorithms,we build a prototype system.In this system,we focus on the three-dimensional object reconstruction function for irregular property volume,spatial query and spatial analysis functions which are based on spatial relationship expression model.According to the experimental results,we analysis the feasibility of related models and algorithms.
