At present,China vigorously promotes the system of simultaneous rent and purchase to alleviate the housing contradiction.Long-term rented apartments rely on policy support,gain favor from capital,and win market recognition,which has played a very positive effect on the implementation of the system.However,China's long-term rental apartments have entered a stage of rapid expansion.Faced with a large number of alternative projects,leasing enterprises cannot make a quick and accurate location judgment.At the same time,it even appears that leasing enterprises blindly choose sites to seize the market.This will not only cause losses to the leasing operation agencies,but also may cause confusion in the leasing market and violate the original intention of alleviating the residence contradiction.On the one hand,a reasonable location for long-term rental apartments can attract tenants to move in and effectively solve the housing problem of young people.On the other hand,it can bring a good rate of return for the rental operation agencies,and at the same time,it can nurture a good innate advantage for the follow-up operation of long-term rental apartments.Therefore,it is necessary to study the location of long-term apartment.This paper takes the centralized long-term rented apartment under the asset-light model as the main research object,and attempts to identify the factors affecting the site selection of long-term rented apartment,establish index system and build a scientific and reasonable site selection model.Firstly,the paper identifies the influencing factors of the site selection of long rented apartments through literature analysis,and then analyzes the characteristics of the site selection of existing centralized long rented apartments from the perspective of tenants and enterprises.Based on these characteristics,the index system of the site selection of the centralized long lease apartment is revised and determined,which includes four categories: location factor,facility supporting factor,economic factor,policy and social factor.Then according to the characteristics of the index system,this paper analyzes the applicability of the model of site selection,and determines the site selection method of the multi-criteria decision model.The index is quantitatively analyzed with the spatial analysis tool of GIS,and the site selection process based on GIS-MCDA is constructed.Finally,this paper collected relevant data of the 8 districts of the main city of Hangzhou,used G1 method to assign weights to the index system,and used ArcGIS 10.3 platform to carry out spatial quantitative analysis and weighted evaluation of relevant data.Finally,it obtained six suitable areas for the site selection of centralized long-lease apartments in the 8 districts of the main city of Hangzhou,and verified the rationality of the model.The index system and site selection model of the centralized long-lease apartment constructed in this paper can provide the site selection basis and reference opinions for the leasing enterprises,so as to promote the healthy and sustainable development of the long-lease apartment industry and effectively alleviate the housing contradiction.
