China’s long-term rental apartment market has ushered in multiple benefits in recent years.H Long-term rental apartment management company which using the decentralized operation mode,obtains the housing resources by signing contracts with the individual investment or long-term idle housing source owners in the stock housing market,and makes a certain residential style through professional design,renovation,decoration and other methods,and then signs house rental contracts to new employees,young white-collar workers,small entrepreneurs or other rent-seeking groups.At present,there are still some problems in the pricing strategy of H company’s long-term rental business.This article proposes a rent pricing solution based on game theory.The popular research of the current rent pricing is to study the profit sharing and adjustment between the interest subjects of lease relationship by game theory model.This article mainly studies the pricing strategy of H company by analyzing and determining the stakeholders of the game of H company,housing owners and young renters.The detail contents are as follows: firstly,introduces the information of H company and it’s current pricing strategy,and puts forward the problems and the prioritization scheme;secondly,describes the macro and micro environment of H company’s pricing strategy,analyzes and confirms the input,income and decision-making factors of housing supply,rental demand and apartment operation separately;thirdly,analyzes H company’s pricing strategy to game with the housing owners and young renters separately,for obtaining houses and renters to carry out business and achieve profits,and obtain their own strategies and game conclusions;fourthly,constructs the three stage dynamic game with complete information model about the rent price negotiation,and analyze the game of the first bid of the lessor and the first bid of the lessee in the model;finally,the actual cases are used to verify the feasibility and practicability of the pricing game strategy and the rent transaction price game model by historical rent data from H company’s leasing business department.The research on H company’s pricing strategy not only considers the decision-making factors and the actual situation of the three interest subjects in the long-term apartment rental market,but also combines with the actual cases by the support of game theory,which makes this type of companies’ pricing strategy more scientific and reasonable.
