With the rapid development of China's economy,urban construction,urban renovation and environmental protection are becoming increasingly important,all regions of china are carrying out different degrees of demolition.Therefore,demolition assessment is becoming more and more extensive and significant.The most important thing in dealing with a series of problems in demolition is to determine the reasonable compensation for removal,which is determined by the evaluation of evaluation agencies.Therefore,only by guaranteeing the fairness and reasonableness of demolition evaluation can the fairness of the final compensation standard be guaranteed.By the method of evaluation to determine the compensation amount is both scientific and reasonable.It can be better accepted by the remover and relocation household.It is conducive to simplifying the procedure of compensation and resettlement.At the same time,relocation household can get fairer and reasonable compensation and achieve the goal of harmonious implementation of the demolition.The specific object of the study is the real case of HM enterprise demolition evaluation,This paper is based on the theories of the evaluation law of the People's Republic of China,the evaluation method of house expropriation on state-owned land,the Property Law of the People's Republic of China,the Land Management Law of the People's Republic of China and the industry evaluation experience,This paper studies the basis,process,content and method of HM enterprise demolition evaluation by the method of literature review,the actual survey method,comparative analysis and case study method and tries to find the imperfections in enterprise demolition evaluation,in order to standardize the process and results of enterprise demolition evaluation more better,and safeguard lawful rights and interests of relocation household as a vulnerable group,and provide the basis for the healthy development of the real estate evaluation market.The research finds that there are some problems in HM enterprise demolition evaluation,such as poor independence of evaluation organization,incompetence of evaluators,improper use of evaluation methods,unclear scope of evaluation and inappropriate evaluation basis,which make a big difference between the evaluation result and the current market price,and finally lead to a series of problems,such as lack of standardization and legitimacy of evaluation results.For the reason of the problems,this paper puts forward some measures,such as establishing and improving laws and regulations and responsibility sharing mechanism,entrusting real estate appraisal institutions with professional qualifications,and defining the nature of demolition.
