The large old-fashioned multi-story residential buildings in large cities represented by Beijing in China have large stocks and low degree of aging,and they need to be renewed and adapted to meet the needs of the elderly residents.In the current period,many scholars have studied the ageing and reconstruction of old collective housing from various levels.The vertical transportation barrier-free transformation at the unit level is one of the key links,but the research at this level is slightly insufficient.In view of the above situation,this paper mainly did the following research work:Summarize the internal and external factors that restrict the aging of multi-storey residential units:Review the historical documents related to the construction of a large number of houses in Beijing,and combine field surveys and surveys to summarize the planning and organization patterns and multi-level collection of residential areas in Beijing since the founding of the People's Republic of China.The evolvement course of residential unit structure and residential property rights,from the macro level,understands the internal factors that restrict the appropriate ageing transformation of residential units,and pave the way for the design research from the design level to address the appropriate aging and transformation of residential units.At the same time,in conjunction with questionnaire surveys and interviews with experts on pension issues,it is recognized that the external factors constraining the adaptive aging of residential units are difficult to coordinate with multi-stakeholder interests,and it is difficult to secure funding sources.From the design level,strategic level,and capital level,we propose solutions and models for adaptive aging of multi-level residential units.At the design level:In order to make the research results more general izable,the typology analysis method was used to summarize the types of multi-storey housing built by Beijing in the late 1970s and 1990s from the perspectives of houseside spatial organization and residential unit plane combination.The characteristics of the comprehensive consideration of the impact of the transformation scheme on the households in the areas of barrier-free access,sunshine,lighting,privacy,etc.explore the mode of adaptive aging of residential units.At the strategic level,it proposes a model in which residents participate in the transformation of the whole process and multi-dimensional interests are balanced.At the capital level,the multi-subjects such as residents,society,and government are encouraged to participate in the raising of reform funds.Based on the above summary of the analysis of the residential unit type and transformation mode,select a typical residential unit with a long application time,a concise form of the interface,and an entrance platform that faces the external interface,and discuss suitable reconstruction schemes.Finally,through this study,we hope to provide reference and reference for the aging adaptation of old multi-story residential units in large cities and the improvement of residential quality in multi-storey high-density residential spaces in big cities at the design,strategy,and funding levels.
