With the accelerating process of urbanization,the number of floating population is increasing.Affected by rising housing prices and work mobility,housing rental demand continues to increase.To solve people's housing problems,the country has continuously issued a series of policies to accelerate the cultivation and development of the housing rental market to meet people's multi-level and diverse housing needs.Rent is the core of the housing rental market,research on the influencing factors and the composition of housing rent,which has positive significance for understanding and regulating the housing rental market.This article takes Guangzhou with a large inflow of population as the research city,using 4370 high-level housing leasing transaction data provided by a well-known real estate agency as a sample,using the hedonic price model to conduct empirical research,systematically analyzes various factors that affect the housing rent,and focuses on study the influence of structure characteristics on the housing rent.Firstly,the article reviews the hedonic price theory and the application of the hedonic price model to lay a theoretical foundation for subsequent research.Then,combining with the actual situation of the high-rise residential rental market in Guangzhou,the selection and quantization of characteristic variables are completed.Finally,a traditional hedonic price model and an improved hedonic price model were established to conduct an empirical analysis of the highrise housing rental market in Guangzhou.Through the empirical research,the hedonic price,the influence degree,and the hedonic price elasticity of high-rise rental housing characteristics are measured.The results reveal the degree of impact of different housing characteristics on rent,which can reflect the high-level housing rental market in Guangzhou to a certain extent.situation.The results reveal the impact of different housing characteristics on rent,and to a certain extent,it can reflect the status of high-rise housing rental market in Guangzhou.In the further analysis of the impact of structure characteristics on the rent,through the chart to describe the change trend with the change of structure characteristics,such as the building area,the decoration condition,the furniture equipment,the design of the unit and so on,and summarize the effect of structure characteristics on rent.The research results can provide the basis for government departments to formulate relevant policies,provide reference for developers' product pricing,and provide methodological references for real estate appraisal agencies to carry out mass appraisal work,which has certain application value.
