A good ecological city landscape has a recessive promotion value to the house price,and the value evaluation from the value of public goods to different types of landscape has always been the focus of scholars at home and abroad.Traditionally,the evaluation is mainly qualitative analysis,but in this paper,we use the hedonic price model to combine landscape value with real estate research and use qualitative and quantitative methods to study the impact of ecological landscape on housing price in Yinchuan.The article based on the theory of domestic and foreign real estate price,the value of ecological landscape and other related theories are introduced,then to summarize the ecological landscape and residential prices from the theoretical and conceptual aspects.Based on the theory about the landscape value assessment from former scholars in the field of real estate,and we combined the specific situation with Yinchuan.In order to ensure the data scientificity and tpically,we obtain sample data through various pathways,such as the netweb of Soufangwang,Google Earth,and Field investigations,and modifies and processes the sample data according to the needs of our research.Research area is limited in Xingqing District,Jinfeng district and Xixia district in Yinchuan.From above methods,1786 sample data are obtained,and 1351 sample data is effective after data processing.By using GIS technology and SPSS,and through the analysis of the characteristic price model,the conclusions are as follows:First,the sample data is vectorizated by GIS technology,and we gain the contour map of housing price,3D stereoscopic effect diagram in Yinchuan.From these pictures,we can see the relationship between the ecological landscape and the housing price in Yinchuan clearly.The results show that housing prices shows a multiple peak area in the space,and high prices of residential area basically located in the ecological landscape surrounding,such as the park of Haibao in Xingqing District,the the park of Baohu in and Forest Park peak center Jinfeng District.It shows that the ecological landscape has great promotion effect on the housing price;From the extent of growth,the more closer to the ecological landscape,the higher growth rate of housing price will be.In turn,the further close to the ecological landscape,the smaller growth rate of housing price.There are many peak areas of the ecological landscape area in Xingqing and Xixia District,while Xixia district is restricted by social economy,ecological landscape quality or other reasons,so its effect is not very obvious.The trend of the housing price change in the three District of Yinchuan is to show the distribution of "strip",which shows a decreasing trend from the east to the West.The impact of urban ecological landscape on residential prices in Xingqing area is the most significant,the Golden Phoenix district is the second one.Secondly,based on sample data,we construct the hedonic price model and process variables to study what effect of ecological landscape in Yinchuan.From a macro perspective,we have got how the ecological landscape affect the housing prices to some extent.The results show that the distance to the nearest park has a negative correlation with the housing price.If the distance increase 1km,the total housing unit-price will be reduced 116.90 yuan.That is to say,the closer distance to the park,the higher housing price will be.On the contrary,the farther distance to the park,the lower price of the house will be.Similarly,whether have a access to the rivers and lakes,the ranks and quality of the parks,and the quality of the residential area will affect the housing price.The nearest Park quality get advance one ranks,the housing unit-price will increase 81.14 yuan;Residential environment improve one level,the housing unit-price will increase 313.58 yuan;If a cell near the river or near the lake limited 1km,the housing price will higher 362.10 yuan,or 265.06 yuan than the cell without a river or lake landscape.Finally,based on the above research,we assess the value of single landscape from the micro perspective,such as Beita lake?Forest Park?Baohu Park.Research shows that:The variables of the Beita Lake,Forest Park and Bao Hu Park all play an important role in raising the price to the surrounding area.The marginal price of the Beita Lake is higher than the other two areas,the Forest Park has the largest impact range than the other two models,and its impact distance is 1.094km;The ecological effect of Baohu Park is also obvious,its impact range and price elasticity are second,but its effect can't match with the other two areas.
