| The high-rise buildings could efficiently utilize land resources with the improvement of architectural design and construction technique,and these buildings are rapidly rising in many cities of China,it has become the pillar industry that affects the development of the national economy.However,the construction cost of many construction enterprises is increasingly recently,this could result in the construction capital turnover is very slow.Consequently,to gain a footing in the fierce market competition,the construction enterprises should not only make effort to improve construction technology to provide more high-quality projects for construction organization,but also seek for the reasons for obtaining lower benefits from other aspects.Generally,the proportion of material cost in the construction of high-rise buildings is more than 60%of the total cost.Therefore,how to reduce inventory cost has become an inevitable measure for construction enterprises to gain advantage in the competitive activity.However,many construction enterprises still use the traditional material inventory management pattern at present,this phenomenon could lead to many problems in the market economy reform.Therefore,how to optimize material inventory management patterns is a task for construction enterprises.Firstly,we introduce the research status of inventory management,high-rise buildings product features,and the importance of inventory management in the construction process at home and aboard in this paper.Secondly,we explore the advantages and disadvantages of the traditional material management patterns about the quantitative inventory control,the periodic inventory control,the Economic Order Quantity(EQO)and the Just In Time(JIT)inventory control.Thirdly,we find out the most suitable pattern for inventory management according to the particularity of material demand in the process of the high-rise building construction.In other words,we use the ABC classification method to find out the main materials,and then make the limited resources to impact as maximization under the dynamic storage pattern.Firstly,we introduce the research status of inventory management,high-rise buildings product features,and the importance of inventory management in the construction process at home and aboard in this paper.Secondly,we explore the advantages and disadvantages of the traditional material management patterns about the quantitative inventory control,the periodic inventory control,the Economic Order Quantity(EQO)and the Just In Time(JIT)inventory control.Thirdly,we find out the most suitable pattern for inventory management according to the particularity of material demand in the process of the high-rise building construction.In other words,we use the ABC classification method to find out the main materials,and then make the limited resources to impact as maximization under the dynamic storage pattern.We analyze the problems existing in the inventory management of high-rise buildings of China,and find that the reason for the "Bullwhip Effect" increasing is that all material participants in the supply are aim to maximize their own interests.Therefore,we optimize the inventory management of high-rise buildings in the supply chain environment,and introduce the mature Joint Managing Inventory(JMI)that used in the manufacturing industry,aim to achieve the goal of reducing the total cost.In this paper,we not only put forward the advantages about.the JMI,but also indicate the necessity and precondition of using the JMI mode,and discuss several strategies of the JMI mode.Meanwhile,we use the JMI evaluation method to select the best supplier based on the supplier evaluation system establishment.Finally,the inventory management theory is applied to a certain high-rise residential building in this study,it proves that the JMI evaluation method can more scientifically in selecting the concrete suppliers,making sure the construction enterprises obtain long-term and reliable supply ways,lower purchase prices and materials that meet the quality standards.The method of combination ABC analysis and dynamic storage model could reduce the storage as much as possible on the condition of not affecting the project quality and duration in construction enterprises,and could reduce the cost in project management.In addition,reasonable storage also increases the working capital and creates more profit for the construction enterprise.The result indicates that the researchers could absorb new ideas and thoughts from these theoretical studies when optimizing inventory management of high-rise building projects. |
