Research On Reuse Of Industrial Remains In Xiamen Island Based On Value Assessment System

Since the 20 th century,with the rapid expansion and incremental development of the city,the supporting facilities around the original industrial zone have been gradually improved,and the old industrial area has also changed from the former " marginal zone" to the real " core zone" of the city,thus significantly increasing the location value of the plots.Under the policy encouragement,the industrial relocation in Xiamen insland resulted in a large number of industrial legacy.The government promoted " retreat into three" has enabled Xiamen Island to quickly realize the industrial transformation and upgrading of the city’s " high economic density" and the industrial remnants have been " blindly" updated rapidly.At present,Xiamen has not established an assessment system for industrial legacy value.The industrial remains’ renewal is dominated by the government’s macro-control,the interests demand of developers and the subjective experience of designers.To some extend,the " subjective" renewal in this mode has caused irreversible losses to Xiamen’s industrial culture.Therefore,it is urgent to study the value of industrial remains from a rational perspective to provide quantitative support for the renewal and reuse,and to effectively protect and renew Xiamen’s industrial remains.From the perspective of capital composition,this paper sorts out the development of xiamen’s industrial heritage and summarizes its development characteristics in three aspects,namely,spatial evolution,group layout and individual characteristics.Guided by the research status and theory of the legacy evaluation system,combined with the remaining value assessment system research status at home and abroad,according to the characteristics of the xiamen industrial heritage development from the perspective of social economic value evaluation index selected factor,with analytic hierarchy process(AHP)as the breakthrough point,the evaluation system for construction of xiamen industrial heritage,industrial heritage value to quantification.Based on this,the paper evaluates and analyzes the existing industrial heritage of xiamen and classifies the significance of the existing industrial heritage of xiamen.From the empirical point of view,this paper analyzes and evaluates the updated projects of xiamen industrial heritage,and puts forward some Suggestions on the current status of the updated projects from the perspective of value.It is expected to provide references for the follow-up research on industrial heritage renewal and reconstruction by analyzing and summarizing the experience of the updated projects.
