| At present,our country has been under many difficult problems such as insufficient housing supply,high housing price and fast rising.In October 2013,General Secretary Xi Jinping,presiding over the study on accelerating the construction of housing security system and supply system,stressed that accelerating the construction of housing security and supply system is an important task to meet the basic housing needs of the masses and achieve the goal of all the people living in housing.In order to promote the healthy and sustainable development of the real estate market,further strengthen the regulation and control of the real estate market,and implement the dual-track system of housing supply,the State Council has decided to vigorously implement a series of relevant laws and policies to expand the supply of affordable housing.The small size,single type and high standardization are the characteristics of affordable housing.In view of these characteristics of the security room,we can try to construct the security room while using the assembly of integrated industrial production mode,in order to promote the large-scale construction of the security room,using the assembly of integrated industrial production mode to construct the security room may promote the development of the assembly of residential components in China.Although assembly building has many advantages in the construction process,it is an important development trend and direction with prospects for affordable housing,so far,most of the affordable housing is developed by government policy-oriented,subsidiary companies of government construction units,and most of the commercial real estate enterprises are in the situation.In the wait-and-see state,there are still great concerns about the development and implementation of the assembled guarantee housing,because as the main body of investment and construction,it is impossible to enter the market without clear investment and return in the construction process.This state of ambiguous cost and benefit has seriously hindered the entry of commercial housing enterprises,thus reducing the speed of the promotion of assembly-type security housing.Therefore,in order to introduce commercial real estate enterprises into the development of affordable housing projects,from the perspective of commercial real estate enterprises,this paper deeply explores the composition and development status of development costs and project benefits in the process of application of assembled buildings in the construction of affordable housing projects,and puts forward corresponding measures and suggestions in view of the existing problems.The key issues to be considered.Therefore,from the point of view of project development,this paper studies the incremental cost and benefit of assembling security house,evaluates and analyzes it comprehensively,and provides decision-making methods and management ideas for real estate enterprises to develop assembling construction.The main research contents are as follows:1.Combining the system and demand characteristics of the affordable housing,and comparing theconstruction characteristics of the assembled structure,the correlation between the two is analyzed.In addition,the cost analysis factors of the fabricated structural construction are analyzed and calculated by the analytic hierarchy process,and the influencing factors are obtained.The proportion,the primary and secondary issues of cost control.2.Analyze the incremental benefits and cost components of the fabricated affordable housing,classify and refine them,and analyze them one by one;introduce value engineering and sensitivity evaluation methods to provide research methods for case analysis and evaluation.3.Through the example of the Yangzhuang affordable housing assembly project,combined with the theoretical research method to analyze the incremental cost and benefit,economic evaluation and sensitivity analysis. |
