| Assembly buildings are being promoted all over the country.However,there are still many restrictions on the promotion of assembly buildings,among which the main reason is the high cost.In order to reduce the prefabricated building incremental cost and improve fuel consumption for the purpose of prefabricated construction,this paper through the selection of prefabricated construction residential shear wall structure as a representative for research,analysis and optimization aims to accelerate the prefabricated building,promote transformation and upgrading of the construction industry and the development of supply side structural reforms and the new urbanization development.The research focuses on the following three aspects:(1)Taking a newly built prefabricated shear wall structure residential as an example,using incremental cost forecast equation to forecast the incremental cost of new project,according to the first combined with prefabricated shear wall residential characteristics,the prefabricated shear wall structure residence with the traditional cast-in-situ type from design,construction,cost three aspects has carried on the comparative analysis of prefabricated shear wall structure are summarized and the traditional cast-in-situ type differences and similarities.Taking a newly built prefabricated shear wall structure residential as an example,using incremental cost forecast equation to forecast the incremental cost of new project,according to travel through the way of combining quantitative and qualitative analysis,from the design,construction,project management,PC rate four aspects analysis of prefabricated shear wall residential and the reason of the incremental cost to affect prefabricated shear wall residential incremental cost of the eight factors: prefabricated type,prefabricated difference,project size,standard layer of prefabricated rate,construction personnel experience,seismic fortification intensity,transportation distance,transportation efficiency.(2)Taking a newly built prefabricated shear wall structure residential as an example,using incremental cost forecast equation to forecast the incremental cost of new project,according to then collected nearly two years completed prefabricated shear wall structure housing related data,prefabricated shear wall are obtained by PCA-MLR method incremental cost prediction equations,and has carried on the inspection to the applicability of the model.Taking a newly-built prefabricated shear wall structure residence as an example,the incremental cost of a newly built project is predicted by using the incremental cost prediction equation.The higher the management level,the less the incremental cost;The incremental cost of high transportation efficiency is low,and the incremental cost of longtransportation distance is high.At the same time,improving the productivity level of precast component manufacturers can reduce the production cost of prefabricated buildings from the source,thus reducing the incremental cost.(3)Finally taking a newly built prefabricated shear wall structure residential as an example,using incremental cost forecast equation to forecast the incremental cost of new project,then according to the predicted results put forward the corresponding optimization scheme,the results compared with before optimization of cost data fell by 58.63 yuan / ㎡ ~85.48 yuan / ㎡,has good economic benefit.To sum up,the research results of this paper have certain practical value,which will promote the research and development of prefabricated shear wall housing,improve the economic benefits of all parties of the project,and provide scientific theoretical and methodological guidance for relevant units in cost control of prefabricated shear wall housing.In addition,the research results of this paper also provide reference for cost analysis of other prefabricated buildings. |
