| Regulatory plot division is the basis of establishing urban indicators,and also the main means to interfere with the formation of urban spatial morphology.Whether the division of regulatory plots is reasonable or not has a direct impact on the formation of a good spatial form of historic urban areas.As the core area of the city,the historic urban area has formed a unique texture form under the accumulation of time.Since 1949,China’s land development model has gone through four stages: project-based development model,comprehensive land development model,consultation and cooperation development model and land reserve development model.The four stages of land control belong to the large-scale development model based on the growth doctrine.This kind of land development mode has weak control over the texture type of historic urban area,and can not effectively protect and continue the traditional texture pattern and spatial form type of historic urban area.On the contrary,it destroys the structure of subdivision of historic urban area.In order to better protect and continue the texture pattern and traditional spatial form of historic urban districts,this paper explores the method of dividing the historic urban districts according to the four texture morphological elements of street network,street structure,property right plot and architectural form,and takes Guancheng as a practical case to explore the protection and continuation of the texture morphological characteristics of historic urban districts,alleviate the contradiction between people and land,and satisfy the history.The method of plot division of historical urban areas with diversified land development needs in urban areas.The paper mainly includes the following aspects.First is the background and research review.This paper explains and defines the concepts of urban texture,regulation of historic urban districts and land division,and conducts relevant research at home and abroad around "regulation of historic urban districts and land division",analyses and summarizes its achievements and methods,and preliminarily combs its process and development.It also studies the relevant background,determines the content,purpose,method and framework of the paper,and provides basic theoretical research information for the following chapters.Secondly,it explores the problem of the division of regulatory plots in historic urban areas.After summarizing the land development model in China since 1949,it has gone through four stages: project-based development model,comprehensive land development model,consultation and cooperation development model and land reserve development model.Including preparation level,implementation level and performance level.Thirdly,it explores the method of plot division in historical urban area.Based on the three principles of protecting and continuing the texture and morphological characteristics of historic urban areas,alleviating the contradiction between people and land in historic urban areas and satisfying the diversified demands of land development,this paper analyses the relevant regulatory land division methods at home and abroad,and determines that the four major elements of regulatory land division in Historic Urban areas are street network-street structure-property rights land-building form.It also explores the division of regulatory plots from four levels,and puts forward the corresponding implementation optimization methods.Finally,the historical city of Guancheng in Dongguan City is taken as a practical demonstration.After analyzing the evolution of urban morphology related to the historical urban area of Guancheng and the texture types of four levels of street network,street structure,property right plot and architectural form in the historical urban area of Guancheng,this paper explores the division of regulatory plots in the historical urban area of Guancheng from the aspects of property right plot and street level,street network and architectural form. |
