Having competitive products is an important way for all enterprises,including manufacturing enterprises and service industries,to gain market competitiveness.The development enterprises of residential products are no exception.At the same time,we can see that under the increasingly competitive domestic residential product market and without any signs of policy relaxation,all developers of residential products improve their market by various means.Competitiveness,and the development of real estate products is one of the important tasks.Therefore,in order to design competitive residential products,the owners need to choose the right design unit.In reality,we choose a design unit through tendering.There are many factors to consider,such as past cooperation experience,unit qualification,team level,process and post-service,etc.Among them,when the design unit receives a design task to be assigned,it is recruiting,The bidding documents submitted in the bidding stage,including the design scheme,will become an important factor for us to choose the design unit.Therefore,it is very important for us to evaluate and select the design units scientifically in the bidding stage.From the perspective of the owner,this paper takes the design unit selection as the research object in the design bidding stage,aiming at providing an operable and scientific method for the design unit selection of residential products.The main research method of this paper is experience summary method,that is,through relevant comparison,to summarize,analyze,qualitatively and quantitatively the factors that can reflect the level of residential product design,that is,to identify the relevant factors for qualitative analysis,using mathematical methods to quantify.In this paper,the experience is summarized by summarizing the questionnaires of all levels of personnel involved in the development of our company’s multiple projects to identify and evaluate.Quantitative analysis is to determine the weight of each criterion in design bidding by using analytic hierarchy process(AHP).Through scoring calculation,the final score of technical target is obtained.In addition,according to the different characteristics of different projects,the relevant weights are determined according to the score of the commercial tender.Finally,the winning bidder of the design bidding is selected according to the score.
