After more than 30 years of mature development,the national real estate consumer market has returned to rationality and gradually put the value of the house back on the value of residence.Real estate developers pay more attention to product quality.They introduced concepts and systems such as green building standards and healthy building standards to enhance product competitiveness,increase product premium,and build a brand image.In recent years,due to the concern of environmental issues,owners have also accepted the concept of healthy living.The built environment not only affects people’s lives in physical environments such as air quality,acoustic environment,light environment,thermal environment,but also affects people in a wider range of aspects such as psychological experience,nutritional diet,and physical activity.This thesis draws on the WELL Building Standard and its evaluation system,and takes a healthy residential real estate commercial and residential project in Zhongshan City,Guangdong Province as the research object,using customer demand,cost,and functional value analysis theory to analyze customer needs,as well as Customer interviews,etc.This paper specifically calculates the incremental cost of healthy buildings from the perspective of customers and development value,and decomposes its incremental value in detail through the analytic hierarchy process.At the same time,the gross profit margin,net profit margin,and net profit of case projects and ordinary projects are compared with indicators that can directly reflect economic benefits to predict the development prospects of such projects.The study found that the management goals of WELL Health Building Products in terms of quality and safety are not different from the current traditional control standards.In terms of project time,due to the addition of on-site testing and certification,the preparation for related testing needs to be increased by 3.5 months.In terms of functions,WELL Health Building Products have seven indicators in air,water,nutrition,light,fitness,comfort and spirit.It can better improve the healthy living attributes of the owners,and is intended to create a healthy living environment.The survey found that the highest level of residents’recognition was related to air and water.In terms of cost,the cost increase of WELL Healthy Building Products was17.9 million yuan,accounting for 2.15%of the total development cost of the project,which were evenly distributed to the single cost of saleable area of 298.36 yuan/m~2.In terms of selling price,compared with similar products(with similar location and product configuration),if the price of WELL Healthy Building Products increases by 1,330 yuan/m~2,the gross profit margin will increase by 2.44%,and the net profit margin will also increase by 1.17%.(The above data is calculated based on project cases).The ideal development potential do exists.People’s pursuit of a healthy environment and a happy life always advances with the times.With the continuous development of our country’s economy,the development of our built environment will gradually take the road of development with Chinese characteristics,and we expect more research and practical results in this area. |
