At the end of the 20 th century,major Chinese cities ushered in the transformation process of regional industrialization and urbanization.Due to the relocation of numerous industrial enterprises,the remaining industrial buildings occupied the central areas of the cities.People focused their attention on the question of how to handle properly the remaining industrial buildings so as to give play to the buildings’ economic profits.From the 1990 s onwards,the reformers’ attention was no longer confined to the economic value.The historical,cultural,aesthetic and technical values of industrial buildings were taken into consideration in an integrated way.As an important industrial province in China,Xi’an is a place where the regenerative value of industrial remaining buildings is worthy of in-depth study.In this background,it is of great significance to evaluate the regeneration value of Xi ’An’s industrial building restoration projects and to propose some strategies for industrial building restoration.In this paper,the study mainly includes the following parts:(1)To explore the elements and expression forms of remaining industrial buildings.Starting from the value evaluation and the recycling of remaining industrial buildings,this paper sorted out the current studies at home and abroad,pointed out the shortcomings in the current studies,and found out what needed to be further studied.On-site research was conducted on Xi ’An’s remaining industrial buildings and cultural relic restoration projects,including “Da Hua · 1935”,“Ban Po Culture & Art Center” and “The Innovative Industrial Park for Old Steel Mill”,etc.The data of relevant cases were collected by means of questionnaires and structured interviews so as to provide support for the ensuing evaluation model.Based on the characteristics and value connotations of Xi ’An’s remaining industrial buildings,this paper expounded the components of regeneration value and discussed the expression forms of the regeneration value in the remaining industrial buildings.(2)To establish the value evaluation system for the regeneration of remaining industrial buildings.Given that different phases of the transformation corresponded to different expression forms of the value,it was necessary to give full consideration to the influence exerted by value factors during the whole process of the renovation projects.Therefore,this paper gave consideration to the different periods of the industrial building restoration projects in the process of selecting the evaluation factors.Regarding the value components of remaining industrial buildings as the theoretical foundation,this paper established the regeneration value evaluation system for the industrial building restoration.The evaluation index included the historical,aesthetic,the spiritual,the social and the cultural vein factors,which added up to five aspects and thirty-one indicators.(3)To use the grey-theory evaluation model to evaluate the influential regeneration value factors of remaining industrial buildings.Given that the importance of cultural evaluation factors was uncertain and variable,the analytic hierarchy process was used to determine the weight function of the indicators,the grey correlation analysis was used to analyze and revise the weight function,and the grey clustering analysis was used to determine the evaluation levels,thus getting to know the overall importance of each index.Finally,this paper utilized the grey-theory evaluation model to evaluate the expression of each value evaluation factor.(4)Case Analysis and Case Study: Through the analysis on Xi ’An’s restoration model,“Da Hua · 1935”,“Ban Po Culture & Art Center” and “The Innovative Industrial Park for Old Steel Mill” were selected as the cases for which an overview was given.Based on the results of the questionnaire and the above-mentioned overall evaluation method,the evaluation system and the evaluation model were tested.The regeneration values were divided into five levels: The first type of grey meant “ extremely low ”;The second type of grey meant “ relatively lower ”;The third type of grey meant “ medium ”;The fourth type of grey meant “ relatively higher ”;The fifth type of grey meant “ extremely high”.As is suggested by the results,the regeneration value of Xi ’An’s typical industrial building restoration projects was “ relatively higher ”.In combination with the evaluation results,this paper analyze the regeneration strategies of the above cases and make suggestions.This paper conducts an on-site research on Xi ’An’s remaining industrial buildings.In the whole process of restoration project,this paper tried the best to select exhaustively and systematically all the factors that are influential on the regeneration values,putting forward a complete set of research methods and evaluation models.Scientifically and systematically,this paper constructed the theoretical framework for the regeneration values of Xi ’An’s remaining industrial buildings,and put forward some strategies that can provide a reference for industrial building restoration through the analysis of real cases.
