Research On Quality Management Of Real Estate Surveying And Mapping Project In Residential District

In recent years,with the rapid development of the real estate market,the real estate industry has gained a huge development space.At present,the housing price is at a high level,the commercial residential district projects are booming,and the proportion of real estate in the property of the people is increasing.The surveying and mapping area of the residential area is closely related to the general public.Under this background,the surveying and mapping quality of the residential district is getting more and more attention from all walks of life.Every year,the relevant government departments will receive a large number of complaints about the surveying and mapping of the real estate district,which is not conducive to the healthy development of the whole real estate industry.This is mainly due to the real estate surveying and mapping project quality management more problems,such as the imperfection of the laws and regulations,or regulations promulgated by different departments,contradiction between real estate surveying and mapping unit quality management system is not perfect,inadequate government supervision,etc.,which cause the quality of real estate surveying and mapping achievements to be uneven,and bring obstacles to the healthy development of the industry.The paper adopts the research mode of combining the theory of quality management with the research method,and uses some research methods such as literature combing method,case analysis method,expert interview method,questionnaire survey method and so on.In order to meet the requirements of legal norms and the requirements of owners as the premise of the residential real estate surveying and mapping project quality management problems and influencing factors are studied and analyzed.According to the analysis results,it is helpful to improve the quality management of real estate surveying and mapping project.In the research process,firstly,the status quo of project quality management at home and abroad was sorted out through literature reading,and the main theories of quality management were introduced.Secondly,through the literature analysis,case analysis and expert interviews on the quality management of real estate surveying and mapping projects,the existing problems in the quality management of real estate surveying and mapping are concluded.By means of questionnaire survey and literature review,the influencing factors of surveying and mapping quality management problems in residential areas were obtained,and the influencing factors were ranked according to their weights by means of tomographic analysis,so as to determine the key factors.Finally,combined with the research conclusions on the quality management of real estate surveying and mapping in residential district,the author proposes the preliminary planning for the quality management of real estate surveying and mapping,the implementation strategy of combining the two-level inspection and first-level acceptance system with PDCA quality management,and the continuous improvement of the quality management of real estate surveying and mapping.By adopting the method of process reengineering based on the theory of the supply chain of real estate surveying and mapping to improve the quality management process,through each process identification,decomposition and evaluate business processes,combing and optimizing all links according to the requirements of laws and regulations documents,removing unnecessary links,redesigning business processes and improving project quality management level;improve the level of project quality management;focus on improving the quality of personnel and reform incentive mechanism,establish training mechanism;It is pointed out that real estate surveying and mapping provides not only products but also technical services,and improve the quality of real estate surveying and mapping project by improving project quality evaluation and service quality evaluation.
