China's real estate industry started in the 1990 s.In nearly 30 years,China's economy has developed rapidly.With the help of the national housing reform policy,the real estate industry has achieved rapid development too.The real estate industry is greatly affected by the national regulation policies and the industry competition is increasingly intensified.In order to improve the competitiveness of enterprises,the real estate development enterprises must change their management ideas and methods and strengthen project cost management.This paper adopts the method of expert questionnaire to find out the cost management problems in the early stage,construction stage and settlement stage of the real estate project of QC company under the traditional cost management mode,and sorts out and analyzes the reasons for the problems.Taking project A as the pilot of cost management improvement,the project A adopts the cost management method of cost planning and earned value management in the implementation process,and formulates countermeasures to the problems under the traditional cost management mode,so as to achieve good cost management effect.At the same time,it also helps QC real estate company to improve the project management ability further and win a place in the increasingly competitive real estate industry.The first chapter mainly expounds the background and significance of the research,the status of related research at home and abroad and the ideas and methods of the research.The second chapter mainly introduces the theory of project cost management,introduces the real estate cost structure,cost management method and cost management system.The third chapter introduces the QC real estate company and its organizational structure,the background of project A and its main economic indicators.Finally,the key problems of cost management that may exist in traditional projects are summarized through the method of expert questionnaire survey,and the causes of the problems are found according to the scenario of each problem.The fourth chapter is the combination of theory and practice,according to the problems listed in the third chapter,using the theory of cost management and methods to formulate solutions.The solutions are as follows : Implement project system to strengthen the whole process management of project A.To further refine the cost breakdown structure of the project,and lay a foundation for the bottom-up method to refine the target cost.Finally this structure is used to develop and improve the project responsibility mechanism and improve the staff's cost awareness and enthusiasm.Through earned value management,the collaborative relationship between cost management and schedule management is strengthened.The fifth chapter introduces the effect of cost management on the corresponding improvement measures.Firstly,the project cost is effectively controlled.Secondly,the cost management is strengthened in the early stage of project design and bidding.Thirdly,the cost consciousness and enthusiasm of the project staff has been greatly improved.The sixth chapter summarizes and anticipates the research content of this paper.
