In recent years, with the needs of large-scale infrastructure, the emergence of a large number of construction projects provides construction enterprises a good opportunity. However, because the existence of real estate market bubble, the government tightens the real estate industry funding chain, which confronts construction enterprises with significant challenges. In order to improve profitability and maximize profit, construction enterprises must change the traditional management model, and apply advanced international management achievements in project management. As an important part of the project cost management, cost control of the project runs through the whole construction projects, which affects the company’s cost and effectiveness in many ways.The cost management of the real estate project is a proceeding that systematically plans,organizes,and manages materialized labor and labor cost in the process of real estate project construction with advanced management techniques and methods.Based on the analysis of research status at home and abroad about project cost management and explorary of theory on the real estate project cost management, this paper does datailed research and discussion on the cost management of the real estate of Waterfront Garden in Shouguang through the method of combining the theory with practice from the angle of the construction enterprise.Through analysis of cost management status about the real estate project of Waterfront Garden in Shouguang, the author tries to find out major problems existing in the process of its cost management. To solve these problems, the author explores and analyses its cost management from four aspects. The first aspect is to strengthen management of all elements by determining the element with the biggest influence on project cost through ABC classfication;the second aspect is reasonable arrangement of project cost through fuzzy evaluation method; the third aspect is to analyse and control all kinds of cost including material,labor and mechanical royalties, and develop the detailed plan of cost control;the fourth aspect is to further monitor cost of unfinished parts of the project by analysis of deviation between project cost plan,schedule and the actual project through earned value method. At last,combined with the actual project practice, the author generalizes suggestions and countermeasures to take to strengthen project cost management. Because project cost management is a complicated process, effective project cost management,combined with the characteristics of the project of Waterfront Garden in Shouguang,can prevent in advance,discover in time and effectively solve the problems existing in the project cost management, finally achieve the management goal of high quality engineering and the low cost of investment.
