The inventory update has become the main method of optimizing the space of each city.How to replace the land use function and adjust the spatial structure in urban renewal,urge the transformation and upgrading of living resources,restore and improve the vitality of the urban economy is a problem worthy of in-depth study.In the early stage of inventory update,economic feasibility study of the planning plan is an important link to ensure the effective implementation of the plan.This article takes the Niansanli Urban Renewal and Reconstruction Project in Yiwu as an example to discuss how to evaluate the feasibility of a city renewal plan based on the benchmark land price system and various economic evaluation methods.The content of this article is divided into two parts.The first part is mainly based on the construction of an urban renewal system based on economic feasibility evaluation.The second part is based on the economic feasibility evaluation of the original planning scheme for the twenty-three-mile city renewal in Chapter 2 and optimizes the planning scheme on this basis.The first part introduces related theories and constructs the model of urban renewal analysis after constructing the economic feasibility evaluation index based on the premise and principle of economic feasibility evaluation.The economic feasibility evaluation indicators are mainly six contents: total value of real estate development,land transfer price,land purchase price,land development intensity,construction cost estimate and ratio of land price to real estate price,total value of real estate development project,land price,The ratio of land prices to land real estate sales prices,land purchase prices and construction cost estimates are the five cores of the evaluation indicators,and the intensity of land development is the guarantee for the implementation of detailed control plans and other plans.The second part includes the economic feasibility evaluation and optimization of the planning plan for the renewal of the plan of the Niansanli streets.First of all,the economic feasibility evaluation of the original program is based on the evaluation index system of the first part,and it is concluded that the program needs further adjustment to be economically feasible.Secondly,the optimization of the original plan is to compare and analyze the three ideas of quality improvement type,total increase type and ultimate pursuit type,and find that the optimization ideas of quality improvement type and total increase type are both feasible.After the evaluation basis of the optimization value of the planning program,from the perspective of economic benefits,the profit main body of its optimization program I and optimization program II,that is,the comparative analysis of the profit benefits of the government and the developer,believes that the optimization program is obtained by analyzing different optimization ideas The results are different.Developers or the government's economic interests usually consider their own interests.According to the quality-improving optimization ideas,it is the most feasible conclusion for the urban renewal project of Niansanli Street.The main conclusions of this article include:(1)Economic feasibility assessment helps to correct the deficiencies of urban renewal project plans in a timely manner.(2)The quality improvement plan provides new ideas for the optimization of the urban renewal plan.(3)Economic feasibility is affected by planned and non-planned plans.(4)The landing of the plan is the final destination.The innovation points of this paper are also divided into four parts,namely(1)innovation in interdisciplinary fields;(2)innovation in thinking based on the optimization of urban upgrading planning schemes of quality improvement;(3)cities based on economic feasibility Innovative method innovation for the optimization plan selection;(4)Enrich existing knowledge system through characteristic case studies.
