A Study On Settlement Intentions And Its Impact Factors Of New Migrants In The Cities

With the development of market economy and the speeding up of urbanization,a large number of rural labor migrate to cities,becomeing the main force of city modernization in recent years.However,under the real backgroumd of urban-rural dual institution and the rising housing prices,migrants are difficult to achieve from "stranger" to "settled".The new urbanization puts forward "people-oriented and orderly implementation agricultural transfer of population urbanization".Therefore,to explore the immigrants' settlement intention and its impact factors not only answers the question about which people will go and who will stay,but also lay the foundation for the government to have a thorough understanding of migrants who needs helpto complete "settled"ideal.Housing is the biggest stumbling block to settle in the cities for immigrants currently,but existing research only sees housing as a part of the economic factor,being obviously unable to clarify the key role of housing when migrants make decision about settlement.This paper build a basic analytical framework of new immigrants settlement intention on the basis of existing research,putting the related influence factors divided into basic factors and the housing characteristics,and analyses the relationship between the housing and settlement intention mainly.Based on the data from a sample survey in Hangzhou,Guangzhou,Dalian and Xian in 2014,this paper explore the living status and comprehensive influence about housing characteristics to settlement willing from the housing property,housing location,housing environment,housing costs and housing area in order to provide theoretical basis for the government to make a variety of macro and housing policy,with ordered regression model.Main findings are as follows:First of all,the new migratants generally willing to settle down in the city for a long time,nearly seventy percent having a plan.Among them,24%of the new migratants express the strong will,more make settled decision associated with housing,work,registered permanent residence,etc.Meanwhile,new migratants access to the housing mainly through enterprise dormitory or rent,giving priority to with the city suburbs and noncentral area,and the per capita housing area is far lower than the average urban residents,living conditions being relatively poor.The second,housing characteristics is the key factor on the new immigrants who want to settle down,housing property,housing location,housing environment,housing and housing area all having a significant positive effect.The higher degree of having own housing,the closer position to downtown,the more public facilities,the higher monthly rent,the greater per capita living space,the new immigrants will have more intense willingness of settlement.Thereinto,the influence degree of the housing property is far better than the other housing characteristic factors,owning a house is seen as a sign of willing to settle in cities.After considering the factors of census register,housing characteristics and settlement intention still exist significant correlation.This result suggests that housing make a key role in the decision-making process of settlement,in comparison,those immigrants without local registration have higher sensitivity to housing location.The last,Individual characteristics,human capital,economic benefits and social capital have different degree of influence for new immigrants'settlement intentions.Therefore,the general conclusion in the existing study can be extended to city new migratant groups.Among them,the age,gender,level of education,migration experience,income level,endowment insurance as well as the dependence of weak social relations have a significant impact.
