The real estate market in China developed in 1998,and it stepped into the stage of rapid development from 2003,and gradually became the pillar industry of China's economy through twenty years.Since the formation of the real estate market,its operation has not always been smooth health but ups and downs.The particularity of the current administrative system in our country lead to the strong dependence of economic development to administrative resources.The country set off a round of administrative division adjustment since the 90 especially in large and medium cities urban.The adjustment of administrative divisions make all kinds of resources to optimize the combination,realized the low cost of large and medium-sized cities expand and promoted regional economic development.The administrative division adjustment has become an important way to accelerate the development of the economic developed areas and the successful experience.As the quickening urbanization process,the growing demand for real estate especially residence promoted vigorously the development of real estate.Administrative division adjustment will has a significant impact on the development of local economy and society,and the corresponding area of the real estate and real estate enterprises.The real estate enterprises will face the huge opportunities and challenges.This paper mainly discussed the influence of administrative division adjustment to the real estate market prices and real estate enterprises,studied different performance of regional house prices before and after the administrative division adjustment by combining the theory of the ripple effect,and built the influence evaluation index of administrative division adjustment to the real estate enterprises,and selected administrative and real estate development enterprise data of Hefei,Wuhu,and Ma-an Shan after the split and analysis the impact on the real estate enterprises after splitting using SPSS.From the current urban development view,the overall economy is in good condition.The overall development level is good after the original Chaozhou area into three city under the push of urbanization.The most directly significance are the increase of urban construction land area and the non-agricultural employment rate respectively before and after administrative division adjustment.In addition,the real estate enterprises after administrative division adjustment development is benign overall,urban construction area plays an indirect impact on the real estate enterprises.
