City Planning Area Collective Land Resettlement Housing Demolition Pattern

Land expropriation and compensation for house is emerged as the most intractable issue in contemporary China,especially when happened in the collective land of urban p lanning area,characterized of obvious feature of the transition between urban and rural areas,it is kind of the most intractable and difficult.For the lack of clear provisions of t he central policies and regulations,land expropriation and compensation for house in th e collective land of urban planning area is still on its initial stage.There have been differ ent policies and standards around the country.This paper defines the related concepts of land expropriation and compensation for houses in the collective land of urban planning area,studies on the basis of cooperative game,Marxist land rent theory and Marxist Economic justice theory,and expounds the history of land expropriation and compensation for house with reference to the changes of laws and regulations.The paper summarizes the mainstream modes and successful ex perience of land expropriation and compensation for houses in the collective land of urb an planning area and accordingly supposes the ideas that monetizing the land for settlem ent through analyzing the connection between the currency settlement and Land reservat ion settlement.The paper builds a framework of modes-combined settlement and makes an empirical study with a case of Yuanjiang City.
