As an important pillar industry of the national economy,the development of the real estate industry has a powerful driving effect.Developing real estate industry is an important approach to starting domestic demand and promoting economic growth,improving people's lives.Real estate,which involving a wide range,a large-scale of investment,long development cycle,occupying a large amount of funds and slow recovery time,determines the properties of its capital-intensive industry.Credit risk is one of the most important risks faced by banks.Because of real estate credit occupying a large proportion of bank loans,risk control has become a top priority to banking institutions.The end of 2013,the proportion of real estate credit reached 20.3%.The reasons for real estate credit risk not only come from the loan program itself,but also from real estate credit business itself flawed in bank.Therefore,the establishment of the real estate credit risk assessment model,constructing more scientific,more intuitive and simpler evaluation index system for real estate credit risk analysis and assessment,has an important practical significance.It is fact that the factors of real estate loans risk involve many aspects in real estate bank loans.by depth analyzing the characteristics,sources and causes of the current risk of the real estate credit,selecting the factors affecting the real estate credit,then quantifying the important factors,and setting up the mathematical model that assessing real estate credit risk by reasonable assumptions,identifying the assessment criteria of real estate credit risk.The papers can be divided into four parts:Firstly,by depth analyzing the characteristics,sources and causes of the risk of the real estate credit.It is determined the value of the credit risk rating of sixteen factors by analyzing real data based on a large number of samples.and by matrix operations,program design,means algorithm,statistics,equations and other methods to determine the coefficients of the indicators score,and ultimately determine scoring functions of real estate credit risk;Secondly,it is calculating the critical value of the loan based in determining the rating function,and in turn grading credit score for the real estate business;Thirdly,it randomly selected the data of ten real estate enterprise to test,derived by evaluating the model,the required data is consistent with the actual situation.And it is simple and easy to use.Finally,the main contents of this paper summarizes and presents the problems and development direction of this study needed to be further addressed.
