The Choice And Valuation Of Model In Exploiting Tourism Real Estate

In recent years,with the fast development of China's economy,people living standards have been improved greatly.People change their minds gradually and they pay more attention to the demands for leisure vacation.The tourism and real estate industry are pillar industries in China,tourism real estate is the compound of these two high value-added industries which can make the most of local tourism resources.This new investment way can share tourism resources and estates at the same time leading to positive interaction between the two industries,and push the rapid growth of local economy and other related industries.However,some theoretical studies about tourism real estate have difficulty in defining concepts and using theories.Moreover,there are many hidden dangers in the development of the tourism real estate industry.It's necessary to make a deep research on exploiting models of tourism real estate.On the basis of a great deal of literature in home and abroad and the national situation,this paper discusses and summarizes basic questions including concepts,categories,characteristics in tourism real estate theory.Then this paper from functional features,tourism resources and space structures perspectives divides exploiting models of tourism real estate into four categories:tourism resident estate model,tourism vocation estate model,tourism business estate model and integrated tourism estate model with a typical case analysis.Finally,paper analyses all the factors when choosing and evaluating the impact of tourism real estate development and establishes the alternative choice index system of tourism real estate development model using qualitative and quantitative analysis of index screening.Paper uses analytic hierarchy process(AHP)to determine index weight of different development patterns,with Delphi method and quantitative indicators.Finally,using fuzzy comprehensive evaluation method to calculate the different development model of comprehensive evaluation results.The result shows that the development model of tourism real estate of Hang Zhou Song Cheng should adopt tourism vocation estate model.
