Studies On The Features And Problems Of Penghua Qianhai Vanke REITs

Real estate is undoubtedly the hot spot in our country now,focusing on the eyes of all sectors of society.The REITs,as a fund that has an important influence on the source of real estate funds,is also deeply concerned by the society.REITs is a financial innovation.It has developed rapidly in recent years.The rapid growth of the quantity and amount of REITs are increasing,but the imperfection of the related system environment is also required a set of standardized during the REITs issue procedure.So its healthy development relies on further guidance,but because of the characteristics of REITs itself is suitable for the China's current situation,we believe that under the correct guide of country its position in the financial market will be further improved.In this paper,through the introduction of the concept and status information of REITs to let everyone have a preliminary understanding to its,by microscopic analysis of the Penghua Qianhai Vanke REITS case.It mainly introduces its main situation and through the analysis of the performance of we can know its characteristics and by analyzing its model,it reveals the risks.Then to solve the risk,the corresponding measures are suggested.Firstly,the research background,significance,domestic and foreign research status,research content and innovation points are introduced.Second part mainly introduces Penghua Qianhai Vanke REITS,detailed introduces the basic situation of REITs and with various aspects in the present situation of the development in our country,then introduces the REITs operating model and analyses the reasons of why it chooses the models.After that,the market performance and risk analysis of the Penghua Qianhai Vanke REITS.From this part of correlation with the stock market,its stability and income,the part draws the special features in REITs and through the comparison and relevant similar products,we find the risks in the credit enhancement,operation methods.Based on the above analysis,the author proposes corresponding suggestions to avoid the problems during the development.It is hoped that this paper can provide some references for the healthy development of REITs in the future.
