The relationship between the real estate market and the capital market has gradually evolved with the development of history and the improvement of real estate value.Our country real estate enterprise's capital mainly comes from the commercial bank loans,changing the condition of financing,loan quality,the size of the risk and the development benefit of good or bad,directly affects the size of the financing costs.After several rounds of macro-policy regulation,commercial loans have become tighter and tighter,and the financing threshold of commercial Banks has become higher and higher,under new loan restrictions.The financing problem of real estate enterprises has become the first issue that affects the survival and development of enterprises.Especially the SM the Wulihe project is located in Shenyang core region,the large real estate industry mainly rely on bank loans as the main financing way,for a new project financing way of the single is a have to face and attaches great importance to the problem.Therefore,how to adjust the real estate financing channels has become an important issue in the development of Shenyang real estate enterprises.This paper summarizes the research achievements related to financing at home and abroad,and expounds the concept and theory of financing.On this basis,this article in the six phases of SM the Wulihe enterprises as the research object,first analysis of the current situation of the company's financing,reveals the wages in such aspects as capital source and fund management problems.Then,based on the planning of the six phases of the Wulihe project,the sales revenue forecast during the construction period of the company was estimated by the professional survey method.Through the regression analysis of the company's annual report items,the capital requirements of the company during the construction period of the Wulihe project were calculated accurately.According to the actual situation of the company,the bank loans and the leasing financing of shops are selected,and the feasible financing methods of enterprises are selected.Finally,the feasible scheme of financing during the construction period of SM Wulihe project was designed.The content of the solution to meet the demand of the Wulihe money six phase of the project,on the premise of guarantee companies have a certain solvency,maintain reasonable quick ratio,within the scope of the mortgage loan quota allowed limited,give priority to with low cost of financing.In this paper,the optimal design of the financing management process is also carried out,and the evaluation method of the financing scheme is discussed in depth.
