| In June 1998,after the state council issued "Notice on further deepening the reform of urban housing to speed up the construction of housing",the reform of urban housing boom across the country.The emergence and development of real estate in Hohhot has gradually developed by the pace of urban housing system reform in China,and has become one of the pillar industries of regional after more than ten years of development,which contributed to the development of Hohhot's economy.At the same time,the rapidly rising house prices and the per capita disposable income gradually disconnected with demanders' insufficient purchasing power;combined with floating population gradually increased and rising real estate demand for goods,the housing difficult problem also gradually showed in Hohhot's real estate.Since the 18th CPC National Congress,the new government continues to put pressure on rising house prices,we formulated and implemented a series of camera control policy,designed to compress the housing bubble,maintain the stability of the real estate industry,realize the residency of the masses.Hohhot are making a policy regulating the real estate prices according to their own characteristics,has obtained the certain regulation effect.At the same time,along with the quickening pace of urbanization in Hohhot,floating population increasing,old and new residents constantly fusion has formed the city's own characteristics.According to the regional distribution,the permanent residents in the city are most living in the old city,as to the Yuquan district and the Hui District.This kind of urban population is relatively stable,strong regional residents,limited range.With the corresponding is a delegate with Abraham area and new development of the new city,population mobility strong,relatively open economy,foreign enterprise and foreign solo and rural farmers become a main force the two area population flow,also for the real estate market in these two area provides a large number of customers.Hohhot in the real estate market,therefore,the present research situation and find the main problems at present stage,find out main influence factors,put forward the corresponding opinions and Suggestions,to improve the strength of Hohhot in the real estate market regulation,promote real estate prices reasonable return has important research significance.First of all,with the domestic and foreign literature,from the influencing factors of real estate prices and the theoretical model of the factors influencing the price,respectively elaborating the main theory achievement at present stage;through the summary,dividing the main factors affecting property prices into five categories which are policy factors,social factors,economic factors,environmental factors and other factors.Second,introducing present development of Hohhot's real estate market,analyzing the trend of the development of the market,elaborating the characteristic of the real estate market,and measuring the affecting factors with the DEMATEL model from the above five aspects,to get a preliminary conclusion.Finally,using the model analysis results,putting forward macro-control opinions and suggestions from policy development,financial development,land policy and the structure of supply and demand,in order to promote the return of real estate prices,and the sustained and healthy development of the Hohhot's real estate market. |
