With the continuous growth of China's real estate industry,the urbanization process is advancing,the number of urban residents is increasing,the demand for housing is rising,the scale of real estate loans is also expanding,and the amount of real estate mortgage loan has risen sharply.China's financial market is in a state of full openness.As an important part of the financial industry,banks have an important role in the stability of the financial industry,and they are also associated with the real estate industry.Both are important components of the national economy.Once the banking crisis occurs,it will have an impact on the financial industry and the real estate industry.It affects the national economy.For the bank itself,the bank faces external risks such as internal management risk,operation risk and legal risk,policy risk and market change risk.Internal risk control is particularly important.Banks should pay attention to risk control research,avoid risks scientifically and effectively,and reduce risk loss.At present,the bank loans are mainly controlled by two aspects of the lender and the mortgages,but because of the fierce market competition,the bank is not strict with the borrower's admittance conditions,the mortgage assessment and post loan management do not pay attention,the internal control risk control system is not perfect,the non-performing loan is also rising sharply,the real estate loan wind is in the wind.The research on risk control needs to be strengthened.Through the analysis of the risk of real estate loan in the bank,this thesis mainly studies the risk control of the mortgages in real estate by overestimating the mortgages,evaluating the case,the long period of the evaluation,the high cost,and the inaccurate results of the traditional evaluation method.The real estate batch evaluation technology is put forward to control the risk of mortgage loan,select the hedonic price model to establish the mortgage evaluation model,realize the rapid and batch evaluation,and realize the value evaluation of the mortgage after mortgage,and put forward the mortgage assessment model in the rapid assessment of the mortgages,the Reappraisal of the collateral,the risk early-warning system and the system of risk early warning.The application of the risk pressure test.Through theoretical and empirical analysis,the main conclusions of this paper are as follows: the real estate appraisal technology can be used to evaluate the value of the mortgage value.On the one hand,it can realize the dynamic monitoring of the value of the real estate mortgage,grasp the change of the value of the mortgage,and reduce the risk caused by the devaluation of the mortgages.On the other hand,we can set up different early-warning intervals through the value of mortgages and the balance of the loan,carry out risk early-warning,carry out the countermeasures against different early-warning States,and set up different pressure situations to carry out pressure testing,and adjust the policy through the result of pressure test,so as to strengthen the construction of bank risk control.It can reduce the loss of bank risk.
