Senior housing real estate has been brought into sharp focus by local government,developers,financial insurance companies and other relative industries in the context of the accelerating period of the New Urbanization and growing aging population problem in our country.At present,the mode of retire is based on family oriented mode.However,along with the social and economic development,this single mode of retire cannot meet the physical and mental demands of the seniors.The senior housing could widely compensate the shortage.Pension estate's major clients are senior citizens.It is different from ordinary commercial housing products.The greatest advantage is that senior citizens could live for long time in the community,meeting their needs of physical care,daily care and spirit comfort.At Present,pension estate in our country has several special advantages.Firstly,The houses are designed and planed obviously inhabitable for seniors,for example,the traffic and ecological environment are suitable for seniors.Besides the comfortable internal designing structure,the architecture designing and facilities are very convenient for seniors' daily life and activities.Secondly,pension estate provides comprehensive services.Besides basic living environment,it usually has large amount of senior facilities including medical service,health care,daily care,entertainment,bodybuilding and other comprehensive care needs.The comprehensive senior community is the development goal of pension estate in the future.The present well developed pension estate programs in our country are all comprehensive senior community.Thirdly,the pension estate program is a combination of senior care and recreation.The pension estate is based on tourism resources and geographical advantages,fully combining recreation,vacation,health care,and senior care.The core is the industrialization of recreation and senior care community with characteristic landscape,multiple vacation resorts,pension estate and relative housing products.This paper states the internal connection and interaction of the urbanization progress and senior housing real estate and points out the priority and meaning of the new mode of retire.At the meanwhile,along with urbanization,the model of real estate and urban planning are changing in China.According to the realistic in China,the paper provides the new model of senior housing to solve those problems.Based on the researches of some senior housing real estate models and the successful business benchmarks of Shanghai Qinheyuan senior housing real estate,the way to manage senior housing real estate in China should catch the chances of the huge developing steps of urbanization.The model of improving senior housing real estate should not only wish to sell the properties but also can provide the services to take care of the seniors.The new model could change the way of gaining profits of real estates and decline the threats of the companies.This model would be the future to the senior cares and it is an innovation and sustainable way to the society in China.
