Requirements Analysis And Development Strategy Study Of Senior Housing Real Estate In Shanghai

It is estimated that the number of the old will increase from 202 million to 487 million and the aging level will increase to 30%. By the end of 2013, Shanghai has been on the top of aging level among other major cities. Now, the population of Shanghai is about14.32 million, in which the population aged over 60 years old is 3.87 million, covering27.1% of all. Years 2013 to 2021 have been defined as the golden years for the development of the aging industry. Industry of senior housing real estate, besides medicine and caring, is also a hot industry. In 2010, the first forum of aging industry and senior housing real estate was held in Beijing, indicating that the development of this field was put forward. From 2014, the government has also set some related law to encourage the development of private senior housing.Aimed at the aged, this thesis analyzes the market requirement and developing requirement of different kinds of people, and lists some development strategies from the angle government,businesses, society, family and the aged.The innovation point lies in the angle of the view, including two parts. First, this thesis deals with the need of the senior housing real estate at the footing of the development of such real estate, aiming at easing the pressure of aging, and finally provides some thoughts on perfecting the endowment pattern and improve the living quality of the aged in Shanghai city. Second, on the basis of relative literature, this thesis breaks through the research angle and does research about both the old and the youth to analyze the needs of senior housing real estate comprehensively on the angle of the purchasing willing, purchasing needs, influence factor, developing needs of the developers.In the end, this thesis provides some developing strategies from five angles.
