Sustainable housing is a new type of residential building constructed in accordance with the concept of sustainable development.It is characterized by energy conservation and environmental protection,functional adaptability,economic rationality,technical suitability,and cultural ethos.The development of sustainable dwellings will accelerate the construction of new urbanization in China.Promoting energy conservation and environmental protection in the construction industry,promoting the industrialization of the construction industry and improving the quality of housing have many benefits.This article mainly studies the development status,existing problems and causes of sustainable residential development in China,the necessity and logical framework for the construction of a sustainable housing incentive mechanism,and the construction of a sustainable housing incentive mechanism,with a view to providing sustainable housing for China.The formulation and improvement of the policy system provide some theoretical references.This article first analyzes the current status and existing problems of sustainable residential development in China in terms of total project construction,grades,regional distribution,and development trends,and analyzes in depth the four aspects of market,cost,technology,and system.Reasons for the continued lag in residential development.Secondly,it analyzes the necessity of constructing a sustainable housing incentive mechanism in China,discusses the driving role of the positive externality of sustainable housing to the sustainable housing development in China,the market failure caused by it,and the use of incentive mechanisms to solve positive externalities.Principles of learning,and the feasibility of building a sustainable residential incentive mechanism through cost-benefit analysis.Third,analyze the logical framework of the sustainable housing incentive mechanism in China,and define the subject,object,goal,principle and content of the incentive mechanism.Finally,the incentive mechanism of sustainable housing in China is constructed from four aspects: market cultivation mechanism,cost compensation mechanism,technical specification mechanism and legal supervision mechanism.The study of this paper draws the following conclusions:(1)The overall development of sustainable housing in China lags behind,mainly in terms of a small number of projects,low technical level,unbalanced regional development,and unstable overall development trend.The reason is that the market is not well-established,the cost compensation policy is not perfect,the technical standards are unreasonable,and the legal supervision system is not perfect.(2)The positive externality of sustainable housing can drive the development of sustainable housing,but it can easily lead to market failures,and the incentive mechanism can solve this problem.Therefore,it is necessary to build an incentive mechanism,and cost-benefit analysis also proves that the construction incentive The mechanism is feasible.(3)The market cultivation mechanism,cost compensation mechanism,technical specification mechanism and legal supervision mechanism together constitute the sustainable housing incentive mechanism in China.(4)The sustainable housing incentive mechanism is mainly constructed based on the market cultivation mechanism,cost compensation mechanism,technical specification mechanism,legal supervision mechanism and its corresponding incentive policy system.
