With rapid growth of China's economy,followed by the rapid development of the real estate market,also of sweeping up house prices.In order to maintain the stability of the economy,the government strengthen the macroeconomic regulation and control,effectively control the growth of housing prices,but also makes the real estate market competition is more and more intense.Under such circumstances,real estate enterprises for their own interests,strategic objectives must be from "product-centric" to "take the customer as the center".Real estate enterprises has reached "to the customer," era,the implementation of measures to improve customer satisfaction is imperative.In this paper,first of all,on the basis of analyzing the domestic and foreign research on customer satisfaction,country garden company in tianjin,for example,through practice of the authors one-year internship experience,summed up tianjin country garden company such as customer relationship management and customer satisfaction to maintain work problems.Second through the form of questionnaire,set construction,property management,customer service factors,environmental factors,the four dimensions of the status quo of tianjin country garden real estate customer satisfaction investigation,after a descriptive statistical analysis,set construction,property management,customer service factors,environmental factors as independent variables,satisfaction as the dependent variable,using factor analysis and structural equation model,by SPSS and AMOS software to analyze the data,calculate the four dimensions of the main factors influencing the degree of satisfaction.Finally will share to calculate the main factors influencing the satisfaction of real estate development process,establish a satisfaction table,influence factors and responsibility share,at each relevant responsibility unit organization using APQP method,from the set plan goal,plan,plan and design,evaluation,feedback to assess five aspects to build tianjin country garden satisfaction whole process management system.Based on country garden company in tianjin as the prototype,through questionnaire survey and model analysis method,to calculate the main factors influencing satisfaction,thus the method of using APQP set up tianjin country garden satisfaction whole process management system,increase the capability of collaboration between different departments,makes the country garden company in tianjin work satisfaction more standardization,institutionalization,satisfaction work provides the reference for other companies.
