General Secretary Xi Jinping emphasized again at the 19th Party Congress that "the house is used to live,not used for speculation," further clarifying the regulatory objectives of the real estate industry and pointing out the development direction of the real estate market.Since 2017,Beijing,Shanghai,Guangzhou,Shenzhen and other cities have successively introduced a number of real estate control policies.Each region has its own reason for overheating due to the city's policies and guidance.It has cultivated multi-subject supply channels such as the real estate rental market.Effective suppression,commercial housing sales price is controlled.How should real estate companies respond to regulatory policies and improve business models in the new era?The author chose a representative Vanke research.In the face of the real estate regulatory policies,Vanke will respond to challenges and improve its strategic layout.This is a research issue that both academics and practice are very concerned about.According to further analysis,Vanke currently focuses on the residential real estate business.In the face of the new situation of "occupying housing,not frying," and rent-purchase,Vanke should develop innovative leasing business and commercial real estate business.What are the risks in the development process and how should we respond?In response to the above issues,the core research questions of this paper are put forward:Under the new real estate series,how should Vanke conduct business model transformation?This article first analyzes the relevant theories of business model transformation,followed by policy analysis,and summarizes the development of the real estate market based on the summary of major real estate control policies in 2017.Finally,taking Vanke Real Estate as the case study object to analyze how Vanke under the mixed ownership system reforms has played its own advantages,complied with the requirements of the times,adjusted the upgrade strategic layout in a timely manner,put forward a good life scene division,a fresh force for the real economy,innovative exploration and experimentation fields,and harmonious ecological constructors.Role positioning.Finally,the author puts forward suggestions for the further transformation of Vanke business model,refines the research contribution of this article,in order to contribute to the real estate regulatory policies and the development of real estate companies in theory and practice.This article creatively expands the relationship between the development of real estate and the state's regulatory policies in an academic way.Taking Vanke,a leading company in the industry,as a case study,it analyzes real estate companies in the important areas of national economy and people's livelihood.At the same time of development,it shoulders the historical mission,seeks for the transformation of the business model,realizes the maximization of shareholders' interests,and simultaneously realizes the maximization of national interests.This article summarizes the real estate series of regulatory policies and the impact on the real estate market,systematic analysis of real estate development in 2017,for the government to further regulate real estate policies and real estate companies,banks and other adjustment of related development strategies have a certain theoretical guidance and policy implications.At the same time,Vanke,the case company of this article,combined with the positioning of the party's Nineteenth Congress on the real estate industry,creatively combined itself with the development of the country,and proposed the unique positioning of "urban and rural construction and life service providers",which has played a role in the transformation and development of other real estate companies.
