At present, China’s aging population has increasing rapidly. Our pension real estatedevelopment industry faces huge opportunity. Chinese pension estate is still in its infancy.In this case, based on the experience of real estate development in developed countries, thisessay established a pension real estate development pattern and put forward policyrecommendations to promote development of China’s pension estate. Therefore, this paperhas important theoretical significance and practical significance.Through literature study, theoretical analysis and case studies, this paper draws thefollowing important conclusions:(1)Based on the experience of real estate development in developed countries, thispaper built pension real estate development financing model of our country. That isself-mode, partnership and BOT mode.(2)Based on the experience of real estate development in developed countries, thispaper built pension real estate business model of our country. It combined property salesrevenue model, property leasing revenue model, property combination of rental and incomemodel, membership services sales model and housing reverse mortgage model.(3) Based on the experience of real estate development in developed countries, thispaper built pension real estate management model of our country. It combinedDeveloper-management mode, strategic alliance management mode andspecialist-management mode.(4)Through the three games among government, developers and consumers, this paperput forward three policy proposals to ensure the orderly development of the pension realestate industry from the point of access system, preferential policies and restraintmechanisms. |
