The real estate area of China has been through booming development for more than a decade and it stimulates the development of national economy and changes citizens' needs.The problems of too-fast-increase of the price and the decrease of land resources which happen on account of the fast development are more and more serious.To ensure the healthy development of real estate market,the government reforms the land transfer system and strengthens control measures.The land,as the lifeblood of real estate enterprises,it not only occupies high rate of developmental cost,also relates to the survival and development of enterprises.The increase of land cost,the decrease of supply under the circumstance of the new situation will definitely aggravate the game between real estate enterprises.Thus,reasonable land-bidding schemes are vital to obtain of land,profits of projects and even development of enterprises.This essay has collected related research of land-bidding schemes and several bidding-decision models at home and abroad,and applies Fuzzy Comprehensive Evaluation,Land Price Evaluation method and Game Theory.etc to offer a bidding scheme model for the real estate enterprises who are engaged in land bidding.The models can be divided into three phases:Decision stage of land bidding,Fuzzy Comprehensive Evaluation Method,compare the block location of the land,the general situation of transport and peripheral matching to make sure the comprehensive scores of the land.During the stage of land appraisal,the essay utilizes Hypothetical Development Method,Market Comparison Method and SPSS software to measure the land price reasonably.During the phase of bidding strategy,based on thesis of Game Theory,the essay lead into a conception of reported scrap rate to face opponents with competent information and build the equation of linear regression of reported high rate and winning rate.When facing opponents with insufficient information,it applies Fuzzy Prediction Theory and Operational Research Theory to build fuzzy regression equation.Then,it makes sure the main elements which influence the land-bidding aversion degree of real estate enterprises and research the aversion degree's impact on the price after aiming at leading into the the aversion degree as above.It builds the objective function to make reasonable bidding strategy to real estate enterprises by comparing and analyzing the best price and winning rate under three circumstances.At last,the essay reveals the applied value of the model to apply the model to Yangzhou's land transfer cases to indicate the applied value of the model and offer reference information for real estate enterprises.The essay hopes to propose a new land bidding scheme from previous bidding decision to upper bidding price to offer the real estate enterprises more scientific tools to improve the accuracy of investment decision and promote the healthy development of our country's real estate.
