With the rapid development of social economy,the process of urbanization is rapidly advancing,and the living standards of residents are gradually improving.At the same time as material life is satisfied,residents begin to focus on the comfort and pleasure provided by the superior ecological environment.Urban ecological landscape not only provides ecological services,but also serves as urban public goods to improve the living environment of public places.The ecological environment has the characteristics of scarcity and locational fixity.The intrinsic value of the ecological environment is difficult to be measured directly in monetary terms.The neglect of the intrinsic value of the ecological landscape may lead to the loss of public interest.High quality ecological landscape not only provides comfortable living environment,but also improves the spiritual and cultural life of residents.The high level demand of consumers' "hedonic" will cause the product positioning of real estate and other industries to change.The implied value of ecological landscape can be reflected in consumers' willingness to pay on housing prices.This paper takes Wuhan as the research area,selects the commodity residential district(exclude villas,townships,apartments and other formats)as the research sample.After eliminating the empty value,464 valid samples were entered into the model.And 24 characteristic variables are selected to construct the spatial characteristic price model from the aspects of the building features,the location features,the neighborhood characteristics and the ecological characteristics.The model is estimated by spatial regression method,and the impact of urban ecological landscape on housing price is analyzed.The results show that:(1)The results show that the housing price in Wuhan is decreasing gradually from the central urban area to the peripheral area on the whole.The regional administrative function is more complete,the commercial prosperity is higher,and the urban ecological landscape is more perfect,which has a positive effect on the housing prices.(2)The regression results showed that with other characteristic variables remaining unchanged,the distance between the community and parks,rivers,and lakes increased by 1%,and the housing prices dropped by 0.0260%,0.0324%,and 0.0186% respectively.The area of nearest parks and lakes increased by 1%,the housing prices increased by 0.0093% and 0.0082% respectively.For every level of river rating dropped,the housing price dropped 7.7611%.As the residential greenery rate increased by 1%,the residential price increased by 0.0765%.(3)The effect of urban ecological landscape on the housing price in the main urban area is significant,but the impact on the housing price in the far urban area is not significant.The characteristics of ecological landscape and residential buildings have significant impact on the housing price in the main urban area.However the neighborhood characteristics,such as the commercial prosperity,the distance of the subway and the residential greenery rate,have a more significant impact on the housing price in the far urban area.The above findings reveal that the urban ecological landscape and the rate of interior greening have a positive effect on housing prices.Food,clothing and accommodation are the basic concern of residents' life.In order to improve the living environment of residents,not only the coverage of urban ecological landscape should be increased,but also the internal greening construction of the community should be improved.For the residents in the main urban area,because of the convenience of transportation and the scarcity of the ecosystem,the residents in the main urban area may pay more attention to the construction of urban ecological landscape around the residential area.However,for the residents in the far city area,they may pay more attention to the improvement of traffic mode and business matching.The difference between different regions in the impact of urban ecological landscape on housing prices can provide a basis for urban planning.
