Real estate is the pillar industry of the national economy.On the one hand,it is the livelihood of the people.It provides housing for people,and also has irreplaceable property.On the other hand,real estate has the characteristics of easy leveraging economic levers,easy to transfer and so on,so that profit seeking people have been entangled.In recent years,with the rapid development of China's economy,housing prices have been rising all the way,and have affected the living standard of the residents and the stability of the society.Therefore,it is of the most profound significance to explore what factors affect the real estate price rationally and have far-reaching and significant significance for regulating the real estate market.Based on the related theory of real estate prices,this paper mainly analyzes the factors that affect the price of commodity housing in Chengdu from the aspects of economy,society,administration,supply,demand and self.Based on the data related to real estate in Chengdu in the past ten years of 2007,the data are studied by grey relational analysis and multiple linear regression.Among the factors that affect the price of commodity housing,the first three are the fixed assets investment,the urbanization rate and the building completion area of the twelve factors that affect the commodity housing price through the grey correlation analysis method.Secondly,the total price of land transaction,CPI,loan interest rate,the population at the end of the year,the construction area of housing construction,the disposable income of urban residents,the investment of real estate development,the GDP and the loan balance.On the basis of the above results,this paper uses multiple linear regression method to construct the prediction model of Chengdu commodity housing price,and has carried out a more comprehensive verification on its effectiveness and rationality.At last,this paper gives some suggestions on the driving factors of Chengdu commodity housing price,and makes a prediction on the future Chengdu real estate market with the result of the price prediction,hoping to provide some reference for Chengdu municipal government to regulate the price of commodity housing and standardize the development of the market.
