With the development of China's economy,the property service industry has been greatly developed.The industry has grown rapidly and the service area has been covered in all areas of real estate,including residence,government office buildings,office buildings,shopping malls,factories,hospitals,schools,airports,docks,stations,stadiums and so on.The property service industry plays a very large role in maintaining social stability,improving the urban appearance and ensuring the normal life of urban residents.Therefore,the development of property service industry has very large social benefits besides economic benefits.In recent years,the property service industry is facing new opportunities for development under the new economic situation.At the same time,it also exposes many problems,such as low profit,difficult development of enterprises,property management service quality can not meet the requirement of the owner,and so on.After investigation and study found that one of the root causes of these problems is the profit space of the property service project is small,especially ordinary residential district.There are limited channels to expand the economic benefits in ordinary residential quarters.The small and medium-sized property service enterprises,which mainly focus on ordinary residential projects,have narrow profit margins,so it is urgent to control the cost of property service and improve the profit margin.From the perspective of property service enterprises,this article takes the common residential district as the research object,and uses the method of combining theory with practice to carry on the research.This paper analyzes the cost composition of the property services of ordinary house,and induces the factors affecting the cost of property services.This paper analyzes the bottleneck problem of cost control faced by property service enterprises,and studies the control measures of property service cost.This paper research the factors influencing the effect of cost control,construct the appraisal target system of the property service cost control effect,built its evaluation system.
